Shower head in ensuite is finally at the right height They installed sliding mesh screens on the alfresco doors. We had the portico and front door painted. Not much to do really, if they were organised we'd be in by now, just things happen at snails pace due to poor planning IMO! Contacted rawson about liquidated damages, apparently its $40 per day that they run over time.. So even if they were 4 weeks over not a huge sum of $ to cover costs of putting your belongings in storage and renting somewhere? Take care interpreting Rawson Homes' 'walk through advice' document. Although its a useful guide, this document is quite deceptive and misleading. It makes some key selective omissions which could deflect their customers' focus from identifying common defects, suiting their own objectives. It is selective in what content they quote from the NSWDFT Guide to Standards and Tolerances, focussing on the preliminary notes in the NSW guide about viewing angles and light for identifying minor blemishes in surfaces and paintwork etc. Focussing on this subjective 'viewing' guide works very well for builders in such inspections, particularly with naive, rushed,1st time buyers, flat paint, and often low surface light from cheap halogen batten lights or 90 degree down lights. Rawson Homes would rather you feel satisfied identifying minor paint blemishes and marking these with blue tape which can be easily touched up later than checking the more fundamental aspects of a quality build. If you want to ensure your Gyprock walls and ceilings are actually straight per Australian Standards and as agreed in your contract (with no waves and bows), not to mention ensuring your bulkheads and niches are properly square, then you will need to check each wall and ceiling based on the Australian standards tolerances. These are clearly detailed for buyers in sections 10.1 and 10.2 on page 47 of the NSW Fair Trading Guide to Standards and Tolerances: https://www.fairtrading.nsw.gov.au/hous ... tolerances Your or your Rawson Homes SS / private Inspector will need to bring; a portable work light, a stepladder, carpenters square, spirit level, 2 metre straight edge, different size window packers, a small ruler and maybe also a laser levelling tool for good measure. If you identify major defects like crooked walls and ceilings etc you can formally dispute PCI has been achieved following the contract procedure for this. Don't accept any BS from Rawson Homes about the 1500mm viewing, angles and lighting etc. It is the measurements vs. the Australian Standards tolerances that matter here - at this stage he will tell you anything to get your signature. Rawson Homes understands this very well because it is very common (but not acceptable) for contractors to attach the Gyprock to crooked frames. Rawson's site supervisors won't check for this during the build. If you check the Gyprock and it is defective vs standars, don't sign anything under these circumstances. Better to identify such defects early rather than after handover when your final payment has been made. With this knowledge then based on your expectations and personal circumstances you can decide whether to accept such defects or not. In the picture below this Gyprock surface is defective. The black plastic wall packer in between the gyprock and the 2m straight edge is 10mm thick. The Australian Standards (and NSWDFT Guide) tolerance states it is defective if there is more than 5mm variation over a 1.8 m straight edge. In this case to rectify my builder removed the Gyprock, straightened the house frame, then installed new Gyprock. Ideally the straightness of walls and ceilings are checked, and rectified if necessary, at earlier building stages well before PCI. The capability, diligence and available time onsite of 3rd party inspectors can vary, therefore I suggest to ensure value that you accompany your inspector on his approx. $600 visit. In addition, you could do the simple yet time consuming inspections yourself. Check the NSWDFT guide which was produced for this purpose. You can ask your Rawson Homes' SS to provide the necessary equipment, and his assistance conducting your inspection; like holding the ladder, taking your photos etc. Re: Rawson Balmoral 38 MK1 - Newcastle NSW 129May 11, 2020 10:24 pm Week 49: We had staining of timber in stairway done, not real happy with the substandard filling and lack thereof of sanding before staining.. Their choice of timber filler is way off also looks too dark... I remember a while ago there was a thread on here about having a second controller using the Daikin wifi control, but I see in your earlier posts you mention a second controller downstairs. I wonder if they might have done a wifi one? Certainly easier for the installer. Two places that Rawson seem to fail on is stairs and airconditioning. Actually what happened to the outlet that was going to be near the alfresco door? Did you get that sorted to your satisfaction? We initially said no to a second but when the electrician was in there we asked about chucking one in. They had no dramas doing it as for some reason they had already run the wires. I think it may be the light, more light upstairs and the timber looks lighter less light downstairs making it appear darker. Now I'm thinking about it I did see a wifi daikin box in WIR where modem etc will be located wondered what that was and didn't think anymore of it, that'd be it for sure! I asked the sparky he was too busy to the prewiring as it was just before xmas missed the boat on that one! I wanted main controller downstairs and slave controller upstairs, I didn't get either! I think I'd prefer a wire din unit over wifi also, so I might just have to dig my heels in and get 2nd wired in unit installed also as that's what's in the variation. At no time was I consulted they'd install a wifi system... Have you had any warranty work started yet mate? I raised this issue in novemeber 2019 the poor job on nail hole filling needs to be rectified, SS agreed and said yeh I'm not happy with that work I'm dissapointed in the painters, but yeah 6 + months later still not fixed... We have a few install issues, the co who installed them is being difficult to deal with and we're not getting any resolutions (apparently the boards got wet during transit so we have a few boards in our storeroom which didnt fit right) The product itself though we've been happy with. I wanted solid timber flooring but rawson didnt do it so this was a comprimise. likes: relatively affordable, relatively easy to maintain, if you drop a glass it doesnt smash cons: we have these squeeky spots in the boards where it clicks and crunches as you walk on it (comes and goes dunno if its temperature/humidity dependent?) as mentioned above some boards are protruding due to poor fitment and the installer wont rectify.. Hi mate jeez sorry for the late reply havent been on homeone for quite some time since our build had been completed and we had handover at the end of may! Our house is definately unique so I dont think you would get us mixed up with anyone else Congrats on your commencement of your build with rawson.
