Timber flooring is booked in. Carpet is booked. Internal silicone seal now completed. Final fix booked for completion week 44 Wet seal company to return to complete rectification works. Shower screen now remeasured , Install to be rushed through. Carpenter for final fix will be on site early next week (week 45). We're hoping to have walk through by week 45-46 handover week 47-48. Here in NSW due to the Covid-19 pandemic we're keen to get in ASAP before we go to full lockdown (it would be devastating if we were 99% complete and house sat vacant for 2-3-4-6 weeks due to trades/construction industry lockdown) but fortunately this week the experts are stating they're starting to see 'flattening of the curve' so I'm really hoping we can get this house over the line in the next 2-4 weeks! It also puts us in a tricky position, we'll just have to accept house with defects instead of holding off until everything was rectified before handing over our cash... Things coming up really nice mate. I hope you should get the handover as soon as possible. Its certainly tough period to you I can feel it, but I dont see that construction work will be fully shutdown for now. it just can delay by a week or so, thats all. keep the fingers crossed, you will get into the house by Apr 2020 Vin Re: Rawson Balmoral 38 MK1 - Newcastle NSW 111Apr 14, 2020 11:04 am Week 45: short 4 day week we had flooring done we had chosen the upgraded wider floorboard in spotted gum Prime platinum edition - spotted gum: https://advancedflooring.com.au/products/prime-platinum-edition-12mm-ac5-longboard-laminate-spotted-gum/ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We had our feature wall painted in our main bedroom (one free feature wall included) in knight grey (i took three pics all three were out of focus seems dark walls are difficult for the AF on the phone camera?!?) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We had an issue with shower height being incorrect (we had on plans all heads to be at 2100mm high) they had to lower the original pipework to fit the showerhead in the below the bulkhead. I'd picked this up on an inspection with S/S, so the bulkhead was removed so it could be raised up to correct height. Unfortunately the guys took bulkhead out then installed showerhead with the revised plumbing which was too low, so the tiles etc will have to come off and they need to raise it back up to where the original plumbing was :S (I knew straight away looking at it, that it was too low pretty disappointing but damn...) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ so the guys will rectify that for the third time! Our daikin ducted system was supposed to be installed weeks ago. Chasing this up with our S/S he's stated the supplier doesn't have stock. This is surprising considering when you lock your tender in and pay they say everything is locked in and ordered. I'm really hoping they can resolve this as we don't have long to go until handover! Re: Rawson Balmoral 38 MK1 - Newcastle NSW 112Apr 14, 2020 11:36 am The floor boards look great.. thats a huge area! Pity the S/S isn't on top of the shower area and that it has to get redone. I wonder if they'd pick up the error on their own. Not good news about the aircon, I think they place orders just before it's needed, so don't know knw whats going to happen with out of stock items. I guess they can't give occupancy without it? Re: Rawson Balmoral 38 MK1 - Newcastle NSW 113Apr 14, 2020 12:19 pm luxbuild The floor boards look great.. thats a huge area! Hmm yeah I'll invest in a roborock I reckon, the wife doesn't like mopping floors much Not the end of the world, but you'd think they'd get it right the 2nd time, like all S/S I guess they're stretched over a lot of builds all at once instructions to trades not clear enough and probably just done over the phone instead of in person looking at the job? I do sympathise with our S/S but yeah.. Yeah it's a tricky scenario, as I wouldn't expect they'd let us move in until final invoice is paid, and I'm definitely not paying that without an A/C installed! Re: Rawson Balmoral 38 MK1 - Newcastle NSW 114Apr 14, 2020 5:36 pm Looks great mate. We have been told all warranty stuff is on hold which is fair enough. Can I advice. Check measure niches, ours are 50mm out height wise. And mirror height. Ours are too low by 20mm and another guy I know currently building, his mirrors are low. Hey mate was wondering how your build was going now you've been in t here for a while? Ahh bit of a shame really TBH, as builders contractors are still working but I guess it puts them at risk? Ahh cool I havent done that yet TBH, being quite tall I definately dont want them too low but hadnt noticed them being overly low. Re: Rawson Balmoral 38 MK1 - Newcastle NSW 116Apr 20, 2020 9:14 pm Week 46: We got our carpet in and alfresco and portico tiles done. The shower screen was installed and replumbing for the shower head. Having carpet down finally has the build looking like a house! We have very similar tiles, vanities and tops in the bathroom. Interesting I see you have stegbar windows. We were told they weren’t using them anymore, which brings me to another point. You won’t have the same issue as your block is flat but, they should have taken that blue stuff of the windows before the scaffolding was removed. They didn’t take ours off and then we’re stuck and couldn’t get the upper floors off as they were very high. As they punted stegbar the other window company refused to do it as it wasn’t there problem. Our build started in May 2019, I noticed our neighbour two doors down by memory didnt have stegbar (they started 2 months or so after us by memory) Yeah I told S/S about this months ago, and even again recently just said they'll use ladder to get it off and cleaners will do it when they wash windows etc So hopefully they bloody do it!
