It had one small problem: It wasn't water proof. When it rained, the water would run directly down into the appartment below. I hired some craftman who added a layer of cement. Very nice, but it still wasn't water proof. The beforementioned craftman put a layer of net and some more cement on top. Now, my balcony was waterproff. Happy days! This lasted a while. Now, the net has begin to seperate from the first cement layer, and once again it's rainy days on the 1st floor. Now what? The problem is it was never waterproofed. Its not enough to just cement render the deck. But there are some really good compounds you can apply over the top of the existing deck that will do the trick. But first the roof should be repaired. Though, could be worth investigating... However, I have reason to suspect the balcony has contributed greatly to the damage... Mostly ingress, with some corrosion issues at lintel height... the rest is aesthetic...IMHO only The setback seems to have none or minimal damage Re: Leaky balcony 5Mar 20, 2009 9:24 am I reckon you need to get the whole roof re-done.
Get a good layer of torch-on felt over the whole roof, maybe look at getting a roof outlet installed somewhere to get rid of that water, or get some falls going on the roof so the rainwater runs off. the way the paint has 'blown' off those corner piers and the cavity below it, all the way to the lintel\ below, through the deck slab, looks sus ( exfoliating and all) I suspect the deck. Just looked at the 2nd pic again... the paint peeling above the window just below the deck and the paint peeling to the right of the pic... Method of repair Working down: I would ensure the guttering is in tiptop condition and inspect the flashing(s) while up there, redirect the roof runoff if the ground drainage has been changed over the years. Then re-sheet the balcony with a membrane system (I would be 'tanking' the whole shebang to 150mm+). ..after the holes have been delt with . ... and refacing the piers, and then possibly tile the area, grouting with a (permanantly) flexible jointing compound but only a polyurethane(sp?). http://www.sika.com.au/ are good but there are heaps of others All that, after repairing/removing the the lentel angles or plates and repointing.
