As of next month, they will have been building for a year.
Hopefully you'll have a better run of it than them! Good luck. Some friends of ours have built in the Chase & quite like it there. I thought that the build time is around 9 months tops, so i have been advised that if we have just started the process, we are looking at about May/June next year. We have already sold our place and moved elsewhere, so a quick timeframe is better for us. I am also moving my older son to the local school at the beginning of 2008. So a bit of a drive everyday to get him there & back home. But we are looking at the big picture.

We are building with Henley as well, but in Heidelberg, not Berwick and are a demolition/rebuild site. Our experience with Henley has been terrific thus far, with a few minor hiccups earlier on but things are really beginning to move for us now. You can catch the details and the relive the journey to this point on our blog (http://fundingthedream.blogspot.com/). I know from personal experience that these forums and blogs (if you have one) are monitored and read by the building companies, Henley included and can be a good way to keep them on their toes. As long as the forum's are not abused, they can be a very powerful tool in telling your story to others (good or bad), which often times are potential customers to the major builders. It's also a great place to get advice, read about other experiences in steps that you have yet to encounter and can empower you to guard against undesired experiences that others may have had. They originally wanted it finished before they went away on holiday (4 months ago) as they were going away for 3 months & wanted to sort everything out before they left. They'd been told it would be finished by then...then told it would be finished while they were away & would they sign power of attorney over to someone else so handover could be completed while they were away...but I'm pretty sure they've returned from holiday (I'm sure I've seen their car) & the house is still yet to be completed. Last time I spoke to the owner, she was far from happy about it. They cleared the site in Sept of last year. I know the date because my mum was over on holiday & we were onsite (I was showing her our site) when they started scraping the block. It took them almost the entire time our house went from scrape to lockup for them to get their bricking done. There only ever seems to be one or two people onsite at any one time...& only for a few days a week. In fact, I know when someone is due to come round for an inspection because there's a sudden flurry of activity. I suspect Henley may just have a lot on at once at the moment. Maybe? It is nice to see when things start happening onsite isn't it? Hey how much did it end up costing you for your slab in the end? Did it cost any extra, i noticed you mentioned that it was originally a H class, then P then back to M. Why did it change and what was the outcome.
I ask because our site has had a site test, when we were originally going with AVJ(but decided not to proceed in the end) and it was noted that a M-D class slab was recommended (waffle raft). They only dug 3 holes on the block. Since changing to Henley, they too have performed their own site test, digging 5 holes on the block and we are waiting for the classification. We were originally told that it might be a P class slab as there were trees running down the LHS of our block. We are not sure of how large they were as all were cleared beforehand. So we arenot sure how much to allocate for the site costs. We have enerything else covered, but it is always the unkown. Just heard from Henley and they have classed the site as a H??? Does anyone know if there is any differene between an M class and an M-D class slab? Or alternatively does anyone have any costly slab stories? What is the % price diff approx in an M class VS a H class slab. I know we will have to wait till tender to find out costs for certain, but if anyone can give me a heads up i would appreicate it.... We have also been placed on a cancellation list. We will take any earlier appt for both if available. All of our i's are dotted and t's crossed. So hopefully someone cancels and we are in like flynn. Anyway, we know that Henley are on the ball...so far..... To answer your site cost question, I actually had to review what I'd written as Tender signing seems like eon's ago (especially with things moving so quickly now). Our slab remained an 'M' Class slab, but there were various factors (post demolition) that raised our initial tender cost by about $3000. That said however, they did not run into any rock despite a nearly $4000 rock allowance that I suspect will be refunded at the end of construction as well as the refund of one of the retaining walls and a few other little items that were not needed. The additional costs were due to extra dirt for fill, modifications to the retaining wall on our Eastern boundary and thickening of our slab on the Western boundary as it was built near the sewer line. Other than that, I suspect that our costs will come in somewhere around $15K to $16K, from an original quote near $20K. Will know for sure when we are all said and done, but hopefully that answers your query.
