Before paying any money for the tender ask the salesperson to detail in writing to you the actual and other cdc compliance tender costs of similar representative blocks Wisdom has built on. They have this information. The more detail at this stage the less surprises later after you have invested in the tender fee and your time. Getting these things in writing from the salesperson is advisable. My site supervisor doesn't want me there when the inspection is carried out. Claims that they need to be independent from me, so I can only have a walkthrough after they have had a chance to rectify any defects. The inspector says that he normally accompanies the owner when carrying out the inspection. There is also nothing in the contract which says I can't be there. Seems ridiculous that I would have to come out a second time sometime down the track and risk finding new issues, resulting in a delayed handover. Anyone who has had experience here able to comment? My inspection was done on a Friday and report was out the following Monday. I did my walkthrough on Tuesday based on the report and other things I found myself. My SS advice me of same which initially I thought was not right. He’s may point was for me not to distract during the inspection but was up to me if I wanted to come along. I chose to stay away but at the end it was good I did. Handover was completed last week Wednesday. Some of the items you have listed is fairly detailed and hard to give you an estimate since each of our houses are different in size that may impact price, also since we all got our packages at different times of what is included plus Wisdom’s own inflation cost over time. Council and land size can also influence Basix, Hydraulics and of course Additional Site Cost (not my favourite section). Having said that, I feel what make this forum works is sharing what we know to help the next person along. So, this is what I can add as estimates, other items you’ll have to search in previous post.
What I’ve mentioned before is you should go and see the display homes and ask for 1) the prices of upgrade as per display home and 2) the common list of upgrade list price Rather confusing but plenty of useful information from others who have posted in the past and using an excel file always helps. Looks like we will definitely be missing that time which is disappointing. There were a few days rain. But quite a few days like every one else I am guessing where there is no one on site. From the SS previous update we should have 2 weeks left. Now this has been extended to 4 weeks before area manager inspection. So looking at March. It probably should have been sooner, since most landscaping we are doing post handover. It is not very clear when all the defects found by the inspector will be fixed. Almost there. Agree. Although I think most of the conversations before was during the admin stage because that's where we were all trying to "guesstimate" cost and not get a bill shock. Seems like not many left in the construction phase... anyone left beside myself? I'm at the tail end of the outside construction which I have been saying for a month now Seriously, I just need the scaffolding down and gone by now.
