Thanks in advance. You can certainly do your own flooring (get your own contractor), but only after handover - M will not allow other contractors onsite during their build. Legally to get an occupancy permit, M will have to do flooring in wet areas. We were quoted $3200 for our building inspector to do an inspection at every major stage of the build - but we have a 42 square house. It will be a lot cheaper (prob under $2000) for your size home. It is definitely worth it to ensure the build doesn’t have any issues. If you have the spare cash, get portico done after build - it will be cheaper. Good luck! I don't think it indicates a possibly more serious problem but do you know your soil classification? Metricon needs to arrange the plumber to have a look and rectify. 3in1 Supadiverta. We built with M , not the best experience being honest, I have many years experience in construction and I needed it to keep on top of them , I did my own timber floors after hand over , skirtings and architraves , built a 90sqm deck , drive way and butlers pantry saved around 40k doing these myself If you have limited knowledge we’ll worth the extra cost of independent inspection We are having to to have main bathroom ripped out ( never used ) as all tiling defective and that’s the tip of iceberg, All depends on workload of SS and how good he is , higher up you go the less knowledge they have and rely on BS to get them through Re: Building with Metricon 8533Feb 02, 2020 5:54 pm My experience with Metricon was similar. They don’t have any work process to check quality of workmanship during the build yet they promote their ‘quality difference’ in their sales and marketing. It’s BS and is deceptive conduct under consumer law. Even with a building inspector you will still need to work hard to get them to rectify defects identified. They have excellent business processes to avoid fixing defects identified during and after the build, however. Was advised that we probably need double glazing or SP10 film on some of the windows later on the process for BASIX hence we decided to ask for quotes on all windows, sliding door (SD) and stacking sliding door (SSD) to be in double glazed. We are also upgrading the window frames since the standard one is meh. We have asked for the quote to be itemized so we can clearly see how much are we being charged for each frame for upgrade. Also different sections for double glaze hence we can pick and choose which windows we want to upgrade (assuming the cost will be too high, which indeed is the case) First external variation issued with bulk sum amount for all windows with upgraded frames and double glazed. Total is a nice $42K! And a nice disclaimer with the estimator admin cost ($ 1,500). What a shocker. My eyes are still bulging after I saw that total of $42K, the disclamer just blew head off. Came back to them asking the condition of the profound disclaimer. Man, I feel so loved..... From memory our build (with a smaller builder though) was around $5-$6k extra for double glazing. This was on a single story house, around ~230 m² of living. We then upgraded to 'semi-commercial' type aluminium frames for half the house, and also added in a laminated glass pane (6.38mm) into the double glazed units (this was for UV and noise control). Anyhow after all these upgrades I think we paid a total of around $12k over the original basic single glazed window price. Keep in mind double glazing is now becoming a fairly standard product for most window fabricators. I spoke to both AGG and Viridian (main two glass suppliers in Aus) and yeah they also commented on how double glazing is fast becoming the norm. One more comment, I personally wouldn't consider only double glazing some windows. I know this is how builders often get across the line with regard to the energy ratings but in reality you should consider at least double glazing all the 'zone-able' areas. If you were going to leave it out in places, I would maybe do it then in areas that might get closed off anyhow when running heating/cooling. But I would definitely double glaze bedrooms and main living zones. For any west facing glazing (and also east) I would budget/plan for external awnings as no matter what you spec your glazing to, it will always be better to stop most of the sun hitting the glass in the first place. We have three west windows I am about to order external awnings for, as after living in the house for a few months these rooms need some additional help with blocking the sun out. We double glazed all 20 plus windows/doors/stackers on a double storey 42 square home last year and the cost was about $7K. To upgrade from sliding aluminium to awning aluminium windows for 9 opening windows, it was another $792. Also, if you are double glazing, don't just to 'some'. To get the effect and get your money's worth, you will need to do all of them. The temp in our house never gets below 17.9 deg (and it has to be very cool at night for even that to happen). The temp is so constant inside, it is great. Not sure whey they are charging you the admin fee - is it because you are doing a post contract variation? These windows are west so the hottest but man...... the cost is so prohibitive! For the window frame, instead of upgrading it to Boutique, we are getting Paragon which is different brand but the same/slightly higher quality compare to A&L boutique range. For all other windows, total 16 windows (excluding kitchen and butler's pantry splashback), it is mouth drying $ 22,239 (both frame upgrade to Paragon and double glazing. To upgrade frame to paragon and double glazing for both SD and SSD, it is $ 5,369. Did you upgrade to SP10 or double glazing? But I was advised SP10 is only "slightly cheaper". The only reason why I am upgrading to double glazing is that high probability we will be asked to do this for BASIX. And because we don't have spare $ 42,408 laying around, I reckon we have to nitpick which ones to upgrade. I uploaded floor plans and quotations. As you can see in the quotation, it is a bulk sum. We already have 5 boutique window frames included in the plan but since the external quote is in bulk, we cannot tell whether we are being charged again for these 5 windows. I also not sure why she put a disclaimer about the admin fee. I asked her during our appointment that we would like to know the cost for both double glazing and SP10 so we can analyze the difference. We were told that they can only request 1 quotation at a time. So if I ask for SP10 price then kaching ???? She replied, "I will waive the admin fee". If so, why did she has to put such a scary disclaimer then? Can't stop shaking my head....... What makes things worst is we need to finalize external variation before we can lodge DA. The front is facing west so will get the most heat. But the cost for those 7 front windows are $14k.... We’re going to use plantation blinds but I don’t how effective they are to block the sun.
