We need to knock down a termite damaged house and build a duilex for rental purpose in Telopea area.
I started the project with CH and ended up paying for the concept duplex design and not going ahead with the building contract based on legal advice. There were just too many uncertainties in the contract regarding prices etc. and the company insist to impose a gagging clause to prohibit discussing the project in social media or on product review.
I then paid another builder HP (nicest guy on the phone but not knowledgeable) a sum which promised to get all drawings and plans ready for DA in 5 weeks which dragged to eight months with poor outcome - the application was rejected by Council outright as it did not address OSD and tree protection to start with...
After spending 35k and being burnt by two builders , I ended up doing a lot of research myself and sourcing the reports and plans required by Council and resubmitted the DA myself and I am expecting the DA determination from Parramatta Council soon.
Could you please kindly provide any advice that you may have on the following:
1. honest and reliable custom duplex builders to choose - I have read product reviews and know they can be misleading. The two builders I had expreince both have good ratings. I am thinking about seeking quotes from Simonds and Kurmond once I ahve the approved plans, and would like to hear any experience with these two builders. My duplex project will involve connecting stormwater pipe through council reserve (easement application pending) and tree projection techniques.
2. I currently live in Queensland and will need to engage an inspector to monitor the project on my behalf.
3. If you have some other good custom builders to recommend, I would love to hear about them too.
4. Are there any tips you may have for a first time home building owner?
