Volume builders like Metricon are not resourced to do effective quality assurance checks during the build. The display homes are not representative of the product they typically deliver. Getting reasonable quality is, unfortunately, up to the customer using a combination of professional private inspections, self inspections and negotiating ability to get defects rectified before the stage payment invoices are issued. Their process involves pushing forward, hiding defects, reassuring you they will rectify, telling you want you want to hear... then letting you address any defects after the final payment in the 3 month warranty phase. It’s a balance of speed, cost, quality, and financial risk all in their favour. Best to accept their business model, stay sharp and manage them closely. Their behaviour is not right or ethical but it’s the way it is until effective consumer protection regulation is introduced and enforced in the building industry. Re: Building with Metricon in Sydney 46Dec 11, 2019 9:47 pm Hi Golden Rock there are a lot of tactics and processes these home builder's use that meet the bare minimum of the Australian standards. They are volume builder's and the reason they sell them for what they do is the screw suppliers and trades down. It's basically a lottery with a lot of things having to go your way to receive a good end product. I have contracted and previously supervised for these volume builder's and have seen so many bad results. This is the reason I got out of supervising, I was sick of seeing the poor home owner pumping hard earned money into their dream and continually being let down. The best thing to do is have an independent certifier or builder look over your home, the thing with this is it can become quite expensive. Another option is to have a friend who knows what they're talking about do it. All the best moving forward and don't let them put pressure on you to sign off. Many contracts will require payment 5 days after the site supervisor presses the stage complete button on the building workflow software app. You will be invoiced irrespective of any defects identified in your inspection. Better to get the defects relevant to that stage rectified before you are required to make the progress payment. Your contract should reflect this principle otherwise the builder can basically ignore your inspection report and just push on, covering up any defects. Getting the earlier stage defects fixed later will waste your time and rent money and elevate your stress either at PCI or in the warranty phase. Or you will just accept the the defects to move in. Definitely in no rush to settle a product that's not on par with what we've paid for. If the house goes over the agreed days of work they will incur penalties too, so let's see what happens. They leverage this imbalance in the contract to pressure customers to accept sub standard work.
