I would like to get inputs from others on this forum, if what we are seeing is a common practice and built correctly. It's just been a week we have moved into out the new place that has lots of gaps/holes and we have been seeing pests and critters (red ants, huntsman spiders, flys) creeping in from nowhere although the windows are closed all the time with insect screens we've mostly been using the aircon. Unfortunately, we are unable to identify where they are coming from since they are all over the carpeted rooms and tailed areas. With a bit more investigation I noticed a few things (details below) which could be caused potentially because of gaps and missing seals that are not done properly by our builder.
Here are our observations:
1. Gaps in-floor between the skirting and the concrete, this is not directly visible to bare eyes but the 2-4mm gaps which are good enough for pests to creep into carpeted areas.
2. Gaps on top of the window frame and the plasterboard. The plasterboard is flimsy and can be pushed back with a finger. There is no timber support to install the mid bracket for a curtain rod to hold the center of the curtain rod, which is possibly causing these gaps.
3. Cabinets under the kitchen sink and laundry sink have large holes that have conducts and water pipes running in large 5-inch holes. The issue is not with the way the pipes are running through them, however, the plasterboard is broken behind the cabinet that could potentially invite all kinds of critters from the air gaps on the between the brick veneer all the way through these holes.
4. A garage door has about a 1-inch gap in the sides and the top. Does the builder have to weather seal the garage doors?
I would greatly appreciate, if I can get some suggestions on who to reason with a builder who has pretty much washed his hands off after receiving the final payment. None of these were checked during the PCI or by ABPI inspector who came in todo the completion stage inspection.
