All of a sudden we have the left & right sides of my WIR which should be equal just from an aesthetic point of view being different sizes due to a duct being moved, a duct being moved from Bed2 WIR to Bed5 WIR, and I'm told all of this is due to the location of structural beams in the floor below which surely Rawson knew the location of on the plans that were signed off before the build started ... Also it turns out we have bulkheads where the shower screen is in the Main Bathroom & Bed2 Ensuite and bulkheads where the doors are to be in the Bed5 & Bed3 wardrobes, despite being very clear in the planning stages that we wanted everything to go to the ceiling (ie. no bulkheads) which is why our Kitchen, Butlers Pantry & Laundry Cabinetry all goes to the ceiling. Unfortunately those are the only areas Rawson actually gives you a side view of what you're getting so we were able to pick up that they were not to ceiling as they should be and had this corrected, but you never get to see a side view of your wardrobes or showers to be able to pick up issues like this until it's too late in the build and we're told there is nothing we can do now We were also meant to have multiple air conditioning control panels, one upstairs & one downstairs (so just an additional $885 for the one additional) but when we were doing this latest walk through to look at our light & power point positions I noticed there was no mention of where the air conditioning control panels would be. When I questioned it with our SS this is the response I received - "The A/C controller will be at the top of the stairs outside bed 5 on the hallway wall at the A/C duct position. When speaking to the air conditioning company they explained that they cannot install 2 zone controllers, so with the zone controller it will be an Airbase (WiFi) which is downloaded to a smartphone and controlled via the app." Works out ok as we're very happy to control the AC via an app on my phone, but we're only finding this out now at the internal linings stage of our build and only because we have asked the question about where the controller panels would be, not because anyone thought to tell us that they could no longer offer something we had paid extra for. Funnily enough wifi connectivity for the aircon was something that Rawson never offered or mentioned and other threads from Rawson owners seemed to indicate they wouldn't let you work with other wireless air conditioning control systems you might want to install (ie. the whole not allowing any other companies other than their own partners, such as The Lifestyle Store, to install things during the build). Obviously I then told him I'd be looking out for the $885 credit! Also loads of cigarette butts all around the house and debris in the floor wastes, so whilst I would like to think they vacuum these out to remove the rubbish I'm sure it all ends up just being washed down the drains - hopefully not to create a blockage in the future. Shower niches in the Bed1 ensuite are the wrong size and are comically too wide and too low and the Telsa battery wiring is in the wrong location so we'll have to see what can be done about this. Have also noticed that there are drops down in the ceiling of the entry to the butlers pantry and the hall entry that leads to the powder room & laundry, so will have to see about getting these removed. Another thing to add to the list to be sorted out. So as my mother in law has a bit of trouble with stairs and we now have two small children I'm sure the in-laws will be staying over pretty frequently to spend time with their grandchildren. Because of this we had originally requested a handrail on both sides of the stairs so she could have support either side rather than going up and down sideways like a crab. We were at first told this isn't possible because of how the handrail would need to secure to the wall, and then after fighting this as being ridiculous they conceded that they could and would do it. Even after I saw the stair design and I questioned whether it indeed had two handrails as we had requested I was told yes it did by our internals person. Sure enough, when the stairs were installed there was only one handrail so we had to take this up with our SS and then the construction manager and provide all the evidence of what we had asked for and were told. They have now installed a second handrail, however as they hadn't made allowances for this in the width of the stairs we're undecided on whether it will stay or not as what we wants and thought we were getting was the usual nice wide stair width but with two handrails so the box in the middle of the stairs should have been made smaller to allow for the correct stair width with both handrails. I think we'll see how we go, can always remove it down the track and patch / paint the wall, but just another example of the disconnect between what you think you have asked for, what you have confirmed you're getting, and then what gets installed. Finally got my updates basically up to date & we're getting very close now. We were previously told we should be in by the end of November but now they are saying in before Christmas which is ok. Still have the tiling to complete in the Bed1 Ensuite, Shower Screen in Bed1 Ensuite, Carpet Install, Old Layback to be remediated with new Kerb & Gutter, Quality Control Inspection and fixups, Painter Touchups, etc. After the did the driveway they had left the old layback as it was and when I queried this our SS & the construction manager said that the council had told them it didn't have to be remediated. I had to point out to them that our tender specifically states that the Old Layback was to be remediated with new Kerb & Gutter, this is also stated clearly on the Site Plan, and I have an email from our tender presenter where I questioned extra charges for the driveway (as our driveway was larger / longer than what is included as standard) and layback and was told that almost $5,000 was to remediate the old layback. Again, nice to see Rawson on top of everything and conveniently skipping over something we were charged $5,000 for, wonder if we would have got that back had we not picked up on it I now have confirmed they will indeed be remediating the old layback with new kerb & gutter. Also had an interesting discussion with our SS about two days before the driveway was due to be poured as noticed that on the site plan the driveway on through the nature strip was not coloured black as per the rest of the driveway. When I asked our SS I was told that indeed that the driveway from the property boundary to the road would just be standard concrete not coloured concrete like the rest of the driveway as they have had issues with some councils requiring that part of the driveway to be standard. I told that that I have seen many Rawson builds under Hills Shire Council that have the whole driveway including that past the property boundary to the road as coloured concrete, so I can't understand how if this was now an issue they wouldn't have raised it or brought it to our attention earlier so we could query council and find out what was actually possible. In the end our SS queried council and confirmed they could do the whole driveway as the coloured concrete we had requested, but again something you don't want to be stressing about at the 11th hour and this should have been raised, discussed and investigated at the external colour appointment when they asked us what colour driveway we wanted. Why on earth would the default position be "customer asked for X coloured concrete driveway, but we'll just do the end bit different without querying what the council allows and not think to bring it up with the customer, let them find it out for themselves after it's poured, great idea!" So many of the problems or displeasure with our build could have easily been avoided if someone at Rawson had just used their brain a little more and thought about what customers would want / what sort of customer experience they are providing.
