We are currently in an identical situation and not sure which way to go. I HAVE THE PERFECT SOLUTION!! Pulling the bricks off is a near impossible and if you dont like render then brick biscuits are the way to go. We are using them on an apartment project we are doing and sticking them onto the blockwork. Made from real bricks just cut thinly. see the website below https://www.empirebrick.com.au/ ta Re: Brick Issue with new house, rendering whole house, re-br 14Oct 28, 2019 12:17 pm Renfar Hello, just wondering what you decided to do. We are currently in an identical situation and not sure which way to go. Hi Renfar, still an ongoing issue atm. They are currently exploring further treatments. The last applied is a product called MVR from Guard It via Buildpro. Some sort of sealer was applied before which they reckon should fix the issue. The MVR left a different color stain so now they are repainting each brick by brick to a colour that is acceptable to us. Still in trial and error. If this doesn't fix then we will accept render of whole house with probably a written agreement for a 20yr maintenance period - cracking/repainting etc Re: Brick Issue with new house, rendering whole house, re-br 15Nov 06, 2019 11:02 am We have just tried the same things. First it was MVR on its on. Next they tried a sealer followed by MVR. staining is coming back through. May I ask what this painting they are trying is? We are most likely looking at knocking down the bricks and doing the brickwork again but this poses a whole new set of problems not to mention extreme inconvenience to my family having to move out while they do this Re: Brick Issue with new house, rendering whole house, re-br 16Nov 06, 2019 11:18 am Renfar We have just tried the same things. So far they have only painted about 4 lines of brick about 2 metres look. The look is good but waiting now to see if the problem will reappear. If it holds then they will paint up the whole house and I will be asking for a written guarantee of 20 years that if problems presents they will action. If this fails then render is what we will accept. During construction, when it was identified that brick colour was inconsisitent, at that time they had nawkaw.com.au come up and paint the bricks whole house - we just picked a batch of colour we liked and they matched it. The current paintwork colour wise is quite similar but finding out what company/product it and will get back to you Re: Brick Issue with new house, rendering whole house, re-br 17Nov 06, 2019 9:49 pm pareshkerai Renfar We have just tried the same things. But if the builder or another company, whose to say they will still be operating in 20 years time? Re: Brick Issue with new house, rendering whole house, re-br 18Nov 07, 2019 6:24 am Hi, The main issue with staining on brickwork is efflorescence. Moisture bring salts to the surface. No “coating” will stop it properly, can really only clean off and wait, repeat or replace. If its coming through paint/stain then would come through render over time IMO re-bricking is the only solution. It will involve quite a lot of ancillary work like removal of eaves, downpipes, power outlets etc and repainting reassemble. Thnks Hi Mirrmj83, We tend to agree that a re-brick is going to be our only option at this point but we are concerned how doing this job would impact us given we are already living in the house. Could I pick your brain and ask what questions we should be asking the builder re the process and what things you think we should look out for during same. Re: Brick Issue with new house, rendering whole house, re-br 20Nov 09, 2019 9:03 am Hi, You are basically undertaking demolition and rebuild. This is not uncommon and will be very prevalent when the flammable cladding projects in Victoria commence. Going to have to catalogue a lot of things. Condition reports, 300+ photos of driveways, landscaping,, windows/doors, internal plaster. One thing to consider would be having the brick ties installed with screws instead of nails as the continue hammering of nails to frame could cause cracking to internal plaster. The builder may have to engage security to patrol/guard house from 5pm - 7am for the period when the bricks have been removed and the relaying begins. Instal CCTV., temporary toilet etc Have to have an agreement on lintels (reuse or new), everything which is removed that can go back on.
