From your posted I see you do the tiles direct from the tile company and not AC, did you do the upgrade the same time during the construction? As AC told me I can’t do it and has to be after handover? They told me the same as for the first floor if I want to do laminate floor after.is this correct ? Can we do the same time while construction? Thanks Hi Ymiao, So you go to the tile company and they give you an allowance. The tiles you can get for that allowance you will not want in your home... They are the worst ones in the shop, so you will upgrade. You pay the tiler the extra. The tiler then comes in towards the end of the build and they lay the tiles that you have chosen and paid for. They do no allow you to do any work onsite, all the work has to be done with their subcontractors. I dont think the tilers do laminate floor, you may have to ask them but if they do then they can fit it as they are a sub contractor. For our case the floors were ripped up again, total waste of time and money. Trying to save money where possible since we are at budget at the moment. Will try to visit as much as possible to see how the build goes then decide if we need one We probably would hire one for a peace of mind, we are on a tight budget as well. Can we do the same time while construction? Thanks Im at the council stage, but from what they are telling me, what i want to do to the house has to be done after handover. Insurance and guarantees etc. Probably their profit margins as well. Im wonder how much i can negotiate with the tradies whilst they are onsite to do extra work. They werent keen on me doing weekly inspection either. Have to make appointment with the SS. How many here just go by themselves on weekend? Any repercussions? And can we opt to use another tiler than the one they specify? Beautiful tiles have terrible online reviews It will depend on your site supervisor. We have had an extra gas point put in, 4 extra sockets and an extra fan point. I gave the electrician and plumber cash. The only thing is you need to get on with your SS so you know when they are there. We did not pay any late variation charges but we did get extras done during the build. Oh and I added insulation between the walls before the gyprock went in. I didn't care what they said, we just went in every weekend and had a look around, took pictures etc. The only time you cannot get in is when it is locked up, unless you find a key and get one cut . Then you can keep checking on the work. There are bits in the contract that you should read but it is not a big issue. They don't want you to do it in case you injure yourself and it is their insurance. I would not use Beautiful tiles, the owner Scott is terrible. We have had our floors ripped up 3 times now. They are just finishing laying it today. He is just not truthful which means you cannot trust him. The tilers themselves, normally chinese guys, are actually nice and very good at their job. If you have to use them just get EVERYTHING in writing and double check the paperwork before signing, if it is not written down then he will not want to do it. Do not get underfloor heating from him under any circumstances. Luckily i managed to get floorings for the dry area taken out of the build and used that credit for other variations. But still have to get wet areas done via AC. And its probably going to get allocated to Beautiful tiles considering they are only 5 minutes from where we are. Not keen at all. And im hoping we can choose another tiler from their list on contractors. Incidentally, are the builders range only ceramic? Im told a bad SS can really screw up the build Hi Bao, To be honest I cannot remember if it was only the ceramic ones, it was a year ago now. The tiles we had for the downstairs are 600mm x 300mm, big tiles so there is no way you can get those without the upgrade. We had Garry, really nice guy, straight forward and no bull. I prefer honesty and that is what he is. Nice guy and willing to take your call and listen. Quite often he would text me at 5pm or 6pm if he had a question about something and needed the info asap. I liked that and we covered a lot of little issues that way. We were not impressed with the construction manager Ben, he is the site managers boss. He mis-managed our issue with the tiler and rather than assist us he said that it was not their issue as it was not in their contract. He was telling me they would help sort it but behind our backs he was telling the tiler not to rip up all the floors. That was just our experience. Least the SS was good. Yeah, it's been a stressful time over the past few weeks trying to get this sorted. They are finishing the tiles today and we should hand over next week. It is coming up to a year since they started and although the house is beautiful it is overdue. We are in the northern beaches and I think we were their tester house, they have not built there before so they struggled to get some of the trades over as they wanted more money. It is pretty easy, you just need long sleeves and gloves. Its called Earthwool wall insulation, anything above 2.0 is fine. Allcastle were charging too much to insulate the internal walls so we only got them to do the media room. It's good for noise but also keeping the house warm.
