WH home still don’t want to commit any dates until when the fixtures are ordered and confirmed all in stock. I think we are both in almost same stage. We have just had our floor tiles laid on our ground floor and were surprised to see that the skirting boards were left on and the tiles have just been butted up against them. Well not completely as we have come across some inconsistent gaps! 1) is this standard? We assumed tiles first then skirting boards. 2) doesn’t this defeat the purpose of the higher skirting boards you get as an upgrade? Hi Ninsta, Great question! So a few things, are the tiles hard up to the skirting or is there a 4mm gap? the reason I ask is because tiles, as weird as this sounds expand and contract. This means if they are hard up to the skirting they will push the wall or pop the tiles up either way not great. Most of the time a small gap is left between the skirting and the tile then filled with a colour matched silicone hiding the gap By Australian standards, you can not go more than 4.5m in any direction without having an expansion joint. Most of the time they will hide it in a grout joint again using silicone. Now the reason they do the skirting first is if you have tiles down the hallway in to an open carpet theatre or rumpus the skirting will be a different height than the carpet area will be hard on the slab and the skirting on the tiles will be higher by 16mm depending on the thickness of the tile and glue Hope this helps http://www.bespokebuildingconsultants.com.au @bespokebuildingconsultants Thank you for the reply! We were concerned as some of the gaps were inconsistent - some a couple mm, some definitely over 4mm. We don’t have any open spaces onto carpet as we have doors in the media. It’s just frustrating as spoke to 3 different people about wanting the skirting boards on top. Re: Building with Wisdom Homes 15096Oct 16, 2019 3:23 pm The defects should be rectified before the stage invoice is paid, and they are covered up with plaster and brickwork etc. Work must be done to buiding code standards or it is defective and incomplete. Check your contract carefully for the appropriate procedure to dispute the invoice is payable. get them to fix the frame defects before they cover them up. Getting a written response back from them is the best cover you can have. This way you will have something in writing if the worst does happen And if the inspector should offer a return to the site to make sure his list is complete. hopefully, they are cosmetic defects not structural.
