Browse Forums Building A New House Re: Building with Metricon 8490Sep 24, 2019 11:13 pm nthhome For my recent Northern Sydney build, Metricon used interior grade plywood for the Liberty balcony floor. They said this was their standard practice. Housepect and I didn't accept this and had them remove all the plywood and replace it with appropriate wet area fibre cement board. I checked the balcony waterproofing really carefully as well because their contractor had up to 5 attempts in most rooms to do all the internal wet area waterproofing correctly. In addition, they installed the lower portico ceiling gyprock before waterproofing the balcony (they were in a hurry to issue the fixing stage invoice) and after it rained all this and some framing timbers had to be replaced. It wasn’t properly sealed and following lots of water issues it had to be rebuilt . They weren’t happy as they said they had scaffolding up for a year while they fixed it ....... I told my site supervisor I was really concerned about this issue and told we will make sure it’s done properly ..... SURE!!!! 18 months in and I have water damaged ceiling of front portico stemming from the balcony above and Metricon after months of investigations are now saying it has to be rebuilt. Great they are paying for it but far out. When will the repairs ever end !?!!! Now we just have banging noises in our joist and aircon unit that makes noisey fluid noises as it runs. As you step on the subfloor the noise is transferred to along the joist and causes a knocking noise along the walls. Metricon is going to lift the carpet and cut parts of the subfloor to get access to the joist and make adjustments to reduce/remove the noise. That'll be the anti frosting valve which will allow a trickle of water out when the temperature drops below 10 to prevent the solar collector from freezing and cracking. It's a crap design, and wastes water.
