It wasn’t properly sealed and following lots of water issues it had to be rebuilt . They weren’t happy as they said they had scaffolding up for a year while they fixed it ....... I told my site supervisor I was really concerned about this issue and told we will make sure it’s done properly ..... SURE!!!! 18 months in and I have water damaged ceiling of front portico stemming from the balcony above and Metricon after months of investigations are now saying it has to be rebuilt. Great they are paying for it but far out. When will the repairs ever end !?!!! I am a little worried about this happening with ours too.... A friend's next door neighbour has had to have their M Balcony repaired/replaced recently. However the scaff wasn't up for too long during the repairs. Man, one of my regret is sarking.. During strong windy days , the front of my house, I get sarking flapping and vibration sound. At least now I understand what the sound i feel a little relief but none the less annoying esp at night. Before that I thought was my gutter or roof was loose etc.. Some days it sounds like the colorbond is loose and flapping away. Never had that problem with our old house and it had sarking. Was your old house colorbond roof or tile? Yeah ,the sarking flapping against the colorbond roof and in some cases even vibrating against the colorbond roof. Crazy.. Mine is corner block , beside me is a single storey house. And in front is school field. So I get brunt of the wind on the front. My next house will be single storey!! This one is double and we have a vacant block beside and behind us, so we get a lot of wind. How come they can't fix it? My SS said, by regulation the sarking should come out a bit from the lip of the roof (not sure if I'm describing it correctly). So naturally it can vibrate depending on wind direction and how strong it is. So if you cut it off then it may cause water to go in. As for the flapping sound, naturally not all sarking will be taped up 100% that it won't flap... But I'm not too bothered with the flapping sound, more on the vibration sound. Anyway I can't 100% trust my builder. However if its is a single storey house I will experiment it myself and figure it out.. But since its double storey, not much I can do. Tried to crawl in the roof cavity but too hard to go all the way to the edge of the roof. Did you approach Metricon in regards to your roof sound, What did they say? Re: Building with Metricon 8488Sep 24, 2019 2:00 pm Hi, yeah you're correct in terms of the sarking running to the gutters, as I recall with our 'breathable' version from CSR it is designed to allow moisture (condensation) to drip over it and then run down the roof to the gutter. I'm never heard any noise from houses I have lived in though (with sarking), but these were all single storey so maybe double gets that much more wind in those areas? One thing to check though is how many roof screws are along that bottom section, at the roof batten closest to the gutter. I know in ours (& our neighbour) they seem to have screws in every second corrugation of the roof sheets. Would this help with retaining the sarking better? Not sure, but worth checking I think. They said this was their standard practice. Housepect and I didn't accept this and had them remove all the plywood and replace it with appropriate wet area fibre cement board. I checked the balcony waterproofing really carefully as well because their contractor had up to 5 attempts in most rooms to do all the internal wet area waterproofing correctly. In addition, they installed the lower portico ceiling gyprock before waterproofing the balcony (they were in a hurry to issue the fixing stage invoice) and after it rained all this and some framing timbers had to be replaced. As you step on the subfloor the noise is transferred to along the joist and causes a knocking noise along the walls. Metricon is going to lift the carpet and cut parts of the subfloor to get access to the joist and make adjustments to reduce/remove the noise. It's a crap design, and wastes water.
