Browse Forums Building A New House Re: Building at Bardia - New Breeze 1164Sep 20, 2019 12:58 pm simransindhu2001 Hi, 3.8m frontage. I am confused. I was assuming the minimum is 6-7. My lot is 200 sqm 7m frontage is a narrow block but achievable. Is it a zero lot? I think NZ89 is referring to setback. My setback is 5.9m, frontage is 10.43m but my corner block gets wider as it moves back. With a 5.9m setback my house width is 11.5m with .9m side setback on both sides. Re: Building at Bardia - New Breeze 1166Sep 20, 2019 11:05 pm as res17 Hi, I am currently buying a land in new breeze stage 3.3. I will soon be signing the land contract but before that i need some help. They have not given any registration date yet so donot know how long will it take to register. Also did any1 pay land tax even if you were a first home buyer? Also could any1 briefly give me extra cost that usually occurs during the process. Hi Asres17, when no registration date, it means takes long may be another 1-2 years. My land takes 2 years to register. For extra cost, I am not sure what you are referring to. The extra cost normally depend on your building. I got in touch with Housepect and they charge $1854 for 4 stages inspection and $2169 for 5 stages (based on house size of up to 4 bedrooms x 3 bathrooms x 3 living areas). Can anyone please recommend other inspectors who they are currently with or been referred to? I used Leon from Jim's inspection. 0450018846. For 4 stages my cost was 1900. Pretty good and knowledgeable guy. Re: Building at Bardia - New Breeze 1168Sep 22, 2019 5:04 pm Cooky simransindhu2001 Hi, 3.8m frontage. I am confused. I was assuming the minimum is 6-7. Is it a zero lot? I don't think. Floor space ratio includes the garage but excludes alfresco and porch. For secondsry building eg fonzi or granny flat land under 300m2 can only do maximuim 36m2 land 300-450m2 is 45m2 and land above 450m2 is the full 60m2. Site coverage is 200-250m2 is 65% of land 250-300m2 is 60% of land 300-450m2 is 55% and 450m2+ is 50% of land. Land cost has gone up with each release for example i bought june last year 488m2 for 538k which is $1100 a sqm you wont be able to find a block for that anymore. The smaller the block size the higher the price per sqm will be. As for the slab i have no idea yet as i dont no of anyone that has gone that far with the build. Hope all this helps Thanks! Do you know what the front and rear set backs are?(also rear set back for first floor) Typically Campbelltown Council has a 55% floor space ration, so on 600sqm that wouldn't be limited to 330sqm. Have I understood correctly? Thanks again. Hi, What is the source of this information "or secondsry building eg fonzi or granny flat land under 300m2 can only do maximuim 36m2 land 300-450m2 is 45m2 and land above 450m2 is the full 60m2" sssssssssssssssss Re: Building at Bardia - New Breeze 1176Oct 12, 2019 8:57 pm dolphin33 Hey guys, hows TPG NBN and Belong look like in our area? Are they any good? We just moved in last week and got TPG 50 MBPS NBN plan. Pretty good so far with no latency issues even while streaming rugby match last night out of Ten Play. Cannot comment on Belong, though. Re: Building at Bardia - New Breeze 1177Oct 15, 2019 2:09 pm Hi guys I have a provision to build studio on top of garage but due to financial constraints I have decided to do it later so I want to make sure my house plan does not obstruct in any way. Has anyone come across this situation and made necessary changes in house plan to comply studio construction at later stage.
