I am interested in buying a house+land package. We are getting a good package. However our only concern is there is a pool type thing on a private property at back. and the Deposited plan of our estate says "LOT 913 (private property at back) is benefited by easement to drain the water"
how worried should i be about the presence of that water pit??

So I guess you wont have any rainwater tanks if presumably the water is to be collected in the water pit?
Can you work out what the pond is used for? irrigation/industrial?
Some things come immediately to mind:
stagnant water and mosquitoes
what happens to excess water if the pond is full?
whether proximity to the pond affects the engineering requirements of the slab

Not sure what state this you are in, but in NSW without a rainwater tank (if that's what will happen in your case) your BASIX score could be lower, and Im not sure if you would be exempt from some requirements or need to make it up in other places?
You also loose the benefit of having the rainwater tank provide water for toilets etc.
But maybe rainwater is not affected and its only storm water?, so you'd still have a rainwater tank etc.
