Browse Forums Building A New House 1 Sep 17, 2019 8:00 pm Hello friends, I am interested in buying a house+land package. We are getting a good package. However our only concern is there is a pool type thing on a private property at back. and the Deposited plan of our estate says "LOT 913 (private property at back) is benefited by easement to drain the water" how worried should i be about the presence of that water pit?? Check the attached pic. our is lot 12/11 Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Stormwater on back property 2Sep 17, 2019 9:34 pm So I guess you wont have any rainwater tanks if presumably the water is to be collected in the water pit? Can you work out what the pond is used for? irrigation/industrial? Some things come immediately to mind: stagnant water and mosquitoes what happens to excess water if the pond is full? whether proximity to the pond affects the engineering requirements of the slab Re: Stormwater on back property 3Sep 17, 2019 9:49 pm we don't know exactly what it is for. Currently it is private property which seems to have a Nursery on it as per the google maps. and my backyard has 2.5m meter storm-water easement which i guess will drop into this Pond. Yes you've make good points about mosquitoes , excess water etc. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Stormwater on back property 4Sep 17, 2019 11:42 pm Not sure what state this you are in, but in NSW without a rainwater tank (if that's what will happen in your case) your BASIX score could be lower, and Im not sure if you would be exempt from some requirements or need to make it up in other places? You also loose the benefit of having the rainwater tank provide water for toilets etc. But maybe rainwater is not affected and its only storm water?, so you'd still have a rainwater tank etc. Plumbers 'can be' plumbers, made all the worse by self certification which the building surveyor invariably accepts as proof of compliance! The good thing is that you know know. 3 4860 Grab a hose, insert it at the top of the inlet/down pipe and turn the water on and see where the water is escaping from. Then you'll know. 3 8467 in the stormwater pit or the drain? Those dont look like theyd fit in the drain. Separately, the pits do get stuff in them during the course of the build.
