Browse Forums Building A New House 1 Sep 15, 2019 10:08 am Hi, Looking to purchase a parcel of land which has a restrictive covenant from 1935 which says "no building erected on the land should have its roof or exterior walls made from iron or metal". If we buy we would be looking at building a modest modern home with a flat colour bond roof not visible from the street. Going up and down the street there are many other homes using Colour Bond. My question is now in 2019 would Colourbond be seen as an acceptable roof material in light of the covenant? And secondly who would enforce the covenant? Would a building surveyor take issue with us using an unseen Colourbond roof? Re: Restrictive Covenant Roofing Question 2Sep 15, 2019 10:48 am We are building on land that, when newly released 35 yrs ago had a covenant of no metal roofs. Our current design has a Colorbond roof (very visible, pitch is 33degrees). If other houses in the area have metal roofs/walls, I’d say you’d be fine! The one relating to our 'estate' expires in another year or two, so only applied for the first 5 years roughly from when the subdivision was released. --------------------------------------------------------------------- Check our Homeone build blog here Re: Restrictive Covenant Roofing Question 4Sep 15, 2019 2:31 pm Good answer from darb74 Most covenants will have expiry date, check your title then ask your lawyer.
