What was the final Engineering Details supplied eg upgrade from Class A to M, though even then $50K is grossly excessive, do you have photos? More info required etc,etc The builder needs to be more specific with Cost Breakdowns and specifications..NO Signed Variation order? OT, you could have been able to void the contract, before they started if you were aware, unfortunately now it gets messy Class didn't change (M at start), cost was all underground piering. All we were told at the time was that the engineer changed his mind and wanted additional piers etc under the slab (I think they were screw pilings?). At time of slab we were 'verbally' told the extra cost would be covered by other provisionals. Needless to say, it wasn't! Re: Slogged with an unexpected bill at end of build 11Jul 15, 2020 9:41 am FreeRange luxbuild From what you are saying, it doesn't seem to be inline with Clause 18 of the HIA contract at all. Could it be under a provisional sum? There were provisional amounts allocated to a number of items (piers & beams, bush fire requirements, storm water etc). The builders significantly exceeded the provisions for all of these but didn't give us any indication that this had occurred until they sent us the bill after completion. I worked for a large builder and the Provisional Sums were all adjusted at the end of the build. Was all noted in the fine print of the contract, but that amount seems large and they would have been aware if it was well over your PSums allowance. Re: Slogged with an unexpected bill at end of build 12Jul 15, 2020 10:47 am If you are in Victoria then there is protection against this types of claims under DBCA1995 but unless you have a good building consultant you will likely save few hundred dollars only to lose tens of thousands. The common problem is the relationship between builders and engineers opening up opportunity for unnecessary .over engineering at owner's cost Foremost Building Expert in Australia, assisting with building problems/disputes, building stage inspections,pre-contract review advice for peace of mind 200 blogs http://www.buildingexpert.net.au/blog Minimum overhang into gutter must be 50mm, turn down tool should not split the sheet. it seems wrong tool for the profile was used, the flashing cannot slope back.
