It’s probably good too that you have some open area there, as when we were in our house yesterday, the winter sun was coming right into our main living space (only 10+ metres x 5.4m but with a WIP and small study at both ends) ...but anyhow wow the temps were getting warm in that area! I mean it’s a good thing considering outside was about 9-10 degrees but it actually got me a bit worried that with too much north glazing and not enough floor space we could find ourselves having to open a window or two in winter? I think your design is definitely larger and more open on that north side than ours so you likely would be better off in this regard. When I worked out our glazing sizes I mostly used a government report that suggested around 25% glass to floor area assuming good solar access and concrete floors. We originally had tiles selected but have since changed to vinyl planks, so anyhow we’ll have to just see how it goes once we have all our furniture in and living there. I am considering seriously installing one of those cheap air/heat transfer system (basically just ceiling vents with ducts and an in-line pump through your roof) that suck air from one area to another. Our current house has one. The areas of our house not facing north were noticeably cooler yesterday so I’m thinking I would just dump the warmed air into the centre of the main hallway. Anyhow who would have thought over heating in a cold Ballarat winter would be a possibility?! Maybe a good problem to have? Lol I see you are installing vinyl planks in your lovely new house, what manufacturer and colour did you decide on? Thanks, they're estimating handover in February, although this also includes a lengthy christmas/ new year company closure. If they manage to speed up a few weeks then we might get handover before Christmas, but I'm not holding my breath. According to the supervisor, our delays are being caused because the eaves need a glosswood round trim to finish them off. These have been on backorder and won't arrive until this week. Until the eaves are finished they can't remove the scaffolding which stops them from doing any other work. Seems silly that work stops over a little trim, but I guess we'll have to be more patient. They have chased the walls for the electrical cables, and installed the plaster beads on the walls. The interior scaffolding is in the way in some places, but they seem to have worked around it. There still hasn't been any progress with the outside eaves, but I'm glad they've at least done something. Still no progress on the eaves though. At least the builder has removed the unnecessary scaffolding so that we can progress on the inside. It was exciting to have the internal scaffolding come down so we can see what our voids are like. The feeling of height created is great, and there is a lot of natural light. I notice you have a number of large sliding doors. What style/type are you using? I'm assuming they're mostly multi-panel opening doors? We have just one in our place, and it's an aluminium 3.6m wide, with 3 panels (2 fixed and 1 opening). Looking at these larger doors it seems to make the flyscreens more technical challenging. But I guess if we went with say french doors, then it is more difficult to leave the cracked open for airflow (with flyscreens in use)? Also how have you found your builder so far? We are close to handover and to be honest a bit disappointed with our builder overall. They are local and smaller, I think doing around 30 houses per year. Our design is a heavily customised version of one of their plans. I think I expected them to be more flexible and offer a more personalised service. Most of their trades have been fairly good though. The games room has 2.4m high residential sliders which will have sliding fly screens. In the family and dining rooms the doors are commercial and go all the way to the ceiling. They will be 4 panels each with 2 panels opening in the middle. If we want to put fly screens on these then we will need to add some sort of retractable screen after handover as they are not included. We have been told that the dining room doors will be very heavy to open as the glass panels are each 1.5x3m in size. We have been told to expect handover in February. We are slightly behind schedule due to delays with our eaves but the trades booked moving forward seem to be compensating for this.
