In the alfresco area, what head height clearance do you have around perimeter of the alfresco? My bricks have been completed and they constructed brick header beam at this location such that I only have 2.1 m head height clearance which I think is too low. Has anyone requested to increase this head height by any chance? I have attached some photos below. A help would be great here as I may be asking the site supervisor to demolish these brick header beams and construct shallower beams so that I will have much greater head height clearance. I completely missed this brick header on our plans until just this past weekend (our original plans didn't include it) and I had been focused on bigger errors with the plans. We are at formwork stage. I was wondering what happened with your build and whether you were able to have this changed? You may need to tag them to see if they are still around psur2357 did you get your brick headers reduced? Teezed do you mean framework stage? You will need to ask your site supervisor. I have a 2 course brick header but because I reduced it. My roof is colorbond. You don’t notice it at all especially once the gyprock ceiling goes on. Where are you building? Raw material dropped 4 weeks ago appears to be still sitting on site untouched. That's averaging a pretty low number of days any work is taking place, which probably puts back time frames another 3 weeks. Depends what stage your at as it changes a lot. Some weeks nothing and then some weeks 5 or 6 different trades are working. They account for this. What are you waiting on? I did ask the SS this morning if we could now reduce the number of courses but was told no. We are doing a KDRB in Liverpool. Where are you building? I reduced it well before. This probably also covers up the lack of progress. The materials have been sitting on site for over a month. Seems like bad planning. Even the brick workers told us they went to a different site for that week which made the brick work 2 weeks late. I doubt they can really catch up to over 6 weeks behind the original target. How many courses of bricks are your headers? Hi all Yes I got those brick header beams completely removed. Unfortunately I had to pay $1500 of construction variation fee and i think another $2500 for rework totalling $4000 of variation to do this. I think it is completely worth it as otherwise with only 2 m head height under brick header beam it was just too low. Now we have 2.6 m which gives a nice open feel to the alfresco. I wish I had done this before construction but this is a typical issue with Manhattan standard drawing showing those header beams which dont appear in other designs. Manhattan52, travelling along well i think! Just received an email today from Wisdom Landscapes saying our driveway works will commence on Oct 15. Hopefully that means PCI is just around the corner - however no date yet from SS. Our last meeting, we estimated around early to mid November for handover. Last week, our wet area tiles were completed. This week, our main flooring was being installed. How is your build going? That’s fantastic really great to hear! Busy week for us. Alfresco tiling being completed this week, electrical and carpentry fit out. Am hoping for handover 1st week of December. You will be allocated two full days but it really depends on how prepared you are beforehand, how decisive you are on the day and then how many custom upgrades you want. Our kitchen drawings took the longest - almost 6 months from when we had our selections at CQ but we did a customised door profile with a full second kitchen fit out in the butler's pantry and whilst it took a long time I wanted to make sure we got it right. Our stairs took a while too again because we customised the bannister so went through several iterations before we got what we wanted. Kitchen cabinets are in as well as bathroom and laundry vanities. Wet tile area tiling next week. Very happy with the progress and quality of the build at the moment. SS has been very receptive to any concerns or issues raised. Looks fantastic!!! Powering along!! Out of interest, do they only waterproof certain areas of the bathroom? and not the whole room?
