Based on our inclusions the price between Metricon and Clarendon are almost the same, making the decision even more difficult...although we do get more house for our money with Clarendon. I agree with you re the "Freedom" range, we walked through their design studio and realised we are going to have to upgrade quite a lot of items so will need to a seperate budget just for that. Can I ask did you go with the Sapphire inclusions? If so how did you find it...did you end up upgrading a lot? And yes I have a feeling with only the "S" level provided by Metricon our site costs will hike up. Thanks again, I have been following your thread on your build of the Sheridan 41 and you have built a beautiful home. Yes, we went with the Sapphire Inclusions. We then upgraded our Kitchen and Ensuite to Diamond level. Otherwise, sapphire is pretty good. A lot of our upgrades were then to our WIP & Laundry to match the Kitchen cabinetry for flow, full height tiling to main bathroom. Then you get the usual stuff I get included (others do post-handover) like the flooring which I upgraded. Clarendon do have a Sapphire Plus price, essentially adding $10,000 to the price (or it was when we did it) that covers up to a site level of 'H1'. Are you building in north or south GC?
