In Melbourne we were quoted $285K (base cost) for a 31sq single storey build. The same size home in Hobart is quoted $530K. Has anyone got any advise and/or experience with builds in Tasmania? Kind Regards Justin Some people have kitchens costing more than $285K. You just can't compare apples to oranges. Size can't be used all alone to evaluate house construction costs - many other factors matter too. I am afraid to imagine the quality and the level of finishes of 31sqm home you would build in Me for $285K. Where we want to build, (Bega NSW) same company, same home, $398k. This was GJ Gardner, I'm just wondering if they load these prices so much if they're a nationwide builder such as GJ or Hotondo etc, or is it just how it is if you're not building in an area where there's load of new builds going on such as our current area or Sydney/Melbourne the price is hiked up hugely. Land price is much as the same in either location for us. Hi Nick - fully understand. Hard to work out why there is such a discrepancy based on location. I get that some areas, like Tasmania are more remote and getting materials sent and those types of things add to the cost, but I expect that build prices should be reasonably similar no matter the location. The land is usually the only key difference. Perhaps I'm just naive to think that..... The price you pay to build everything with basic features. Further to my initial comment, the 31sq quote I got in Hobart for $530K, was only $336K for the same plan from the same company in 2016. Build prices for some reason have been jacked up over the past 2/3 years. You expect a certain amount of inflation to occur as well as business' wanting more profit, but a price difference of $200K in 3 years is simply hard to comprehend. I now know why some people get knocked back by their banks for certain builds. It appears the cost to build a home is greater than the value of the finished product. That doesn't sound too bad - more in the ball park of what I want to pay for a build. May I ask the company you are using? May I ask the company you are using? Every build / house is different and the prices varies up depending on your land (slope etc). The land I was looking at is fairly flat. I spoke to Wilson, Tassie, Creative, Cunic, Ronald Young, GJ Gardner, - basically all known builders in Tasmania. The ballpark of 350k is on the lower end of inclusions. custom probably not. Volume, most defiantly, but spec would vary. If youre doing a knock down, there additional costs associated with that that will eat into your budget… 1 10277 multiple occ properties are always billed by trades at a premium, rarely per sqm for the lot. You either have trades you know whoe will do by sqm or youre going to get… 1 2237 2 3007 |
