They are also struggling due to tree protection zone and planning permits hope they get a good outcome. You started about 2 months after us and we will have PCI around same time - and our build has been pretty quick. Your's is unbelievable! Thanks ronn, Yes they are in colorbond wallaby if I remember correctly. We will do driveway post handover, when we asked C they said driveway is part of landscaping and we will have to do it later. How is your going? I think now frame stage is finished. Based on what you've shown, you could be living there by then. But they're being realistic, and giving themselves sensible breathing room. When painting completes, 5 working days for tiling (less if only wet areas), 2 days for plumbing fitoff (other fitoffs before/after tiling), and PCI is decided by SS/CM, and you'll be notified by CLE & SS. Information purposes only. Ensure you give the builder their space & sanity to complete the task. This is the pointy end of the build, and it might look like those famous tv shows at times. But it'll all come-together for PCI day, and you & the inspectors will all have several hours to go through everything in detail. Use this time to get a lot of quotes for concrete, window coverings, TV antenna, internet, foxtel etc. etc. The SS won't give contact details, as it's like they're recommending the person, and can have questions/issues later in regards to kick backs, quality of work etc. etc. ronn also wondering if C will do your driveway or do you do it by yourself before/after handover? Carlisle focus on the construction of the home-itself. No paths, driveways, landscaping etc. For many reasons, benefiting both parties. A lot of notice is given, so quotes & bookings can be done well in advance. I believe Easy Living do, but they're a different division/business, aiming at a different market (incl. foreign investors). It is only three months in to build so far. However we are still lot behind you in terms of finishing. They haven't started any tiling or fitoffs yet and not even bottom floor rendering. C & other volume builders split & arrange the schedule to keep it moving overall. Weather affects the outside, but they don't allow it to slow the inside. There isn't much to do outside, so they're not concerned by weather etc. Once the roof is on, and the frame wrapped... It's GO time. Now yours will appear slow from the street, but look inside every day, and you'll see it's flying along. Hi Ramee - yes, framing completed on 5 August So I'm looking at lock-up finishing by say 10 September and then hopefully rest of Sept and Oct for fix up. If all goes well, PCI should be in Nov and I'd like a pre-Christmas handover but not fussed about it if we can't get there - I'd rather let them take their time than rush to complete. All going well so far, had a few rainy and windy days last week which slowed things down little bit. Good news is that C informed us our final inspection coming up in the beginning of next week and our house presentation will be at the end of next week We have also arranged NHI to do the final pre handover inspection and we will also have a chance to check ourselves at the end of the week. According to C there will be one to two week time frame during house presentation and handover so we might be in our new home by end of this month! Our site start was late June so going by the chats I've had with SS (and your timing as well), we're probably looking at end of Oct or early Nov too - which is just over four months. At the start, I was looking at perhaps December but it's all happening now. Thanks ronn, Yeah it is just about four and half months from site start to handover, if we get the handover end of this month. If you are at the fix stage now that means your new home is building fast as ours and I believe your time estimation is accurate. Hey faster is better as long as there are no issues.! We did an visit yesterday, spend sometime inspecting and taking pictures. More like a pre PCI inspection before actual PCI which will be in this Thursday.
Even though there are few things we will bring up at the PCI and our inspectors may find some too, we are generally happy with the finish of the house. Considering we are working with a volume builder and how quickly they were able to complete the house we are happy. That's had its final paint touch ups & clean, ready for PCI. Gas line & meter in. Guessing it's being sat there until Thursday for a reason? Probably don't mention you went through the home unsupervised. It'll really put them offside, and goes against your contract. Have you brought-up that rainhead position in regards to pvc pipe?
