Browse Forums Building A New House Re: Rawson Balmoral 38 MK1 - Newcastle NSW 5Jul 22, 2019 10:57 am So we're up to week 7 of our build and have most of the ground floor frame up and some of the sliding doors and windows in. Received a call from our S/S (1st time he'd contacted us after receiving his initial email to basically say hello) and they have an issue that the alfresco stacker doors were 80mm too high. The rawson design team had made an error and basically the steel frame was sitting too low.. Dissapointing as we had a $1700 variation to raise the height of the windows in the dining room family room with recessed sill for stacker doors to have a similar height.. (seems to be pretty standard looking at other jobsites but still kills me to have say $10-20k worth of stuff laying in mud, hanging on fence all bowed..) We've had windows and sliding doors and walls etc all damaged by different trades at different times. Even today I found that the people that dropped off our appliances placed the extremely heavy pergola on the very flimsy aluminum rung on our garage door to keep it closed. Those windows and frames can take a beating! don't be too concerned about them. Plus once your first floor sticks go up the windows get installed pretty quickly afterwards. Plus once your first floor sticks go up the windows get installed pretty quickly afterwards. Yeah likewise we went to a lot of trouble to incorporate elements of the chifley in our fascade, then we find out there's an actual chifley with a metro fascade getting built across the road from us! In our en-suite we went all black taps etc. where did they put the black stuff. In the small downstairs en-suite of course with no other black items in it. 😂😂😂🤪🤪🤪 It’s our first build as well but I’ve just kept on eye on everything that gets done. We still don’t have all our downpipes and none of them are tied into the storm water. Trouble is I bet the guys do a rush job since no-one likes doing the same job twice Hmm is your S/S saying the DP's will be eventually? Whats on your plumbing drawing? We have it clearly outlined in ours (being a new subdivision may be different to a KDR?) Bricks have been delivered, we went with austral chiffon as I love the different colouring within the brick once laid. So hopefully the roof trusses go up this week, and we may see some brickwork action possibly... In the the family room photo, any idea why the ceiling joists are a little different, in that it has a gap with no noggins(?) on the left side, and the diagonal piece in the right hand corner? These are the type of things a novice like myself can easily miss! I did notice that the timber used for one of those noggins was a bit ordinary, but apparently council frame inspections are pretty thorough and will identify any issues (well fingers crossed!) Make sure they remove that blue film from all of your upper windows before the scaffolding comes down. With stuff like this you'd feel like you were belittling them if you were to say hey before you remove the scaffolding how about peeling off the protective shielding off the glass hey? You'd think since this wouldn't be their first build they would have across this before... Can they get a cherry picker in to do it? Hardest bit is above the garage and they just poured the driveway so no one going on there for at least two weeks with a cherry picker. It is a joke. You really have to micro manage.
