For instance, when there were heavy rains, we had a couple more tiny leaks elsewhere, nothing to do with the bathroom. So probably there is a general problem with drainage. I think I will use a temporary solution, like this: https://www.bunnings.com.au/gripset-bet ... r_p0960222 , so it holds for a year or two, and start talking to strata in parallel to see whether they can do anything...
