Main thing I would suggest if you really are chasing a highly energy efficient house is to track down a builder who specialise in this. Reason I say it is many builders will promote themselves in this type of construction but in reality unless their trades are fully onboard with the extra care and special requirements (for air sealing, thermal control etc) it will potentially rate well in design but not achieve your requirements at handover. If you’re in an older area with overhead power then you’ll be required to do a power dome conversion, which is no longer subsidised in WA. Western Power charges $3,400 for same side of the road or $4,900 for under the road connection. I recommend doing the demo first and obtaining some sort of site survey, so you’re better prepared for potential sitework costs. This is an area where you can blow your budget if you’re not prepared.
