Browse Forums Building A New House 1 Jul 02, 2019 7:07 pm Hi All, We had our practical completion walk on 7th of June and we found major damages on our window glasses. Our PCA also mentioned his report to replace some of the windows. At end of the PC walk our site supervisor said he might need 3 weeks to finalise those defects. However it's been 4 weeks now and the defects on the windows are still the same and they still haven't given us a handover date. The builders excuse is they are still trying to contact their window supplier who is on leave and they the builder fail to give us a handover date even after 4 weeks. We are really surprised about the time they taken to contact their supplier and getting frustrated. Can anyone give us an advise? is there any action we can take or do we have to wait until builder contact the supplier? Thanks in Advance ! The only leave suppliers take is at the end of year shutdown period which falls around christmas & new years. To me that sounds like they've not taken any action yet. We don’t know the supplier. They are not giving any details about their suppliers. Do we have the right to know those information? We got the service from a private certifier and he specifically mentioned that this will cost them a lot of money. We suspect that there trying to find a method to cut their cost some how. A lot of window manufacturers have a stamp or ID tag somewhere on the glazing or aluminium. You could even try calling the builder and ask what windows they use? ie Stegbar, Trend, Dowell, A&L... Unfortunately there's not much you can do for the interim except keep on their case. Keep us updated if you hear anything! Re: Issue with defects rectification after the PC walk 6Jul 19, 2019 11:57 am Hi all, I thought it's better to give you an update regarding our issue as finally we are seeing a light at end of the tunnel. I think this information would be useful for especially the first time home builder. We had our PC walk in first week of June and we finally received our Interim Occupancy Certification today, so after seven weeks even without major defects. Never trust 100% what your site supervisor say at the site always ask questions again and again and try to get everything in written. Our site supervisors estimation of defect rectification at the site was maximum three weeks but they took seven weeks. They claim that their supplier doesn't have materials and then finally arrange another supplier, but come to that arrangement it took many emails back and forth with us and many arguments which was not a nice experience at all. I think finally it cost our whole excitement of handover. And the other thing at the stage of finalising the window issue then they started to make troubles with the IOC. when we ask about the IOC from our site supervisor at the site he claimed it will send directly to us. but we waited for long and then had to asked from our builders administrative assistant. then only they submit the IOC request to PCA. then PCA hold the IOC without releasing until our site supervisor fixing a down pipe that PCA asked to fix during the final inspection. we dissapointed with our building process Unless the room is for storage then it's non compliant BCA V2 2019 S3 P3.8 You have 2 options 1.
