Can you please help to understand what's the next steps. My major requirement was to move into new home before Christmas as my family is coming from Aboard for a break. It's a registered land, just need to transfer title to my name. Land contract signed and approved. Coral promised that they can build and hand over by 1st week of Dec, so we are rushing thru. Say once I receive pretender next Monday 24th June, How long will it take for Coral to produce contract ? I am sure few minor changes will be required after pretender. generally whats the turnaround from pretender to contract? Once contract is signed, do they need color, electrical and tiling appointment to complete before submitting to Council ? Or this will happen during wait time for BA? Please clarify. Do you reckon that build can complete before Christmas? Coral stated that their build is 12 weeks, so even they start on 1st of Sep they have 12+ weeks. What's your thoughts and experience, getting very nervous . Will Coral provide the promised completion date in the contract and if they go over, will they pay penalty? My presale consultant is very confident that there is 25 weeks between pre tender and Dec 13th, so believes it's do able. I don't have covenants so Coral stated it will 4 - 6 weeks for council and it's mostly 20 business days and then if I have the bank letter, they can start immediately. June 2018 we paid initial deposit. Pre tender was ready. On urgency dont miss out anything. Once u get ur main contract any small change u make u will have to pay $200 and we paid twice on missing things in main contract. Coming back to ur question. June to September was basically design modifications by us. We took it slow as our land wasn't registered. September our contract was ready. Next step is u make payment then you can start ur selections. Until then no selections will start. 1. Tile selection maximum 10days or say 2 weeks. 2. Electrical so quick on the spot and any difference will come as variation. 3. Colour selection took 6 weeks for us and bu then our land was registered on November. We have to push things by daily calling them n asking them to send variations. It was mainly because we wanted few things they didnt have and to come back on those selection and back n forth emails and changes on our selections. 2. We started four build Feb 14, 2019 and got keys June 6th 2019. We modified so much on Manhattan plan and it was rainy season still we were well ahead in our build throught. Only time there was wait was 3 weeks wait for stone benchtop due to new rules. I am building near Corinda and we are going with Noosa 25 III. No structural modifications , except for additional doors in ensuite, toilets and nursery door for Bed 2. Does this account as big change? In fact I have already given where we need wall niche, what type of Windows, water drains positions, door openings,etc... Waiting on pretender next Monday and only change we are thinking now is adding skylights and increasing eaves to 600mm. No further changes are in scope. Quickly may I ask your thoughts about Skylights - is it worth and where do they generally add, which room? It will come down to how long your council approval will take I reckon. It's not impossible but xmas is cutting it close! Also once you have the letter of commencement they won't actually commence the next day. They give you a start date which can be anywhere from 2-4 weeks from that day. In our last house we had problems with our dishwasher leaking so had to pull it out several times before finally buying a new one. So a bit unsure whether to put vinyl planks under it or not. I am bit confused on what's better ? I am going for timber look like. Any suggestions Ask the council if there is a chance of getting build over easement exemption.
