I’m kind of going about this arse end about. We got our keys today finished our build with Tullipan homes. This is the first home we have built and it was a knock down rebuild. I figure this thread might help others in their journey.
We started off planning to build with rawson homes. Got all the way through to contract stage with them and our solicitor told us not to sign the contract it was very one sided. We tried negotiating with rawson to adjust a couple of special conditions or at least discuss it with us. We were told “I have taken it to management and they said no” by our contract admin. Not being able to escalate problem worries us. What happens if we have problems with the build?
In the end we walked away from rawson.
This started our journey with tullipan. They had been on our short list but we were so happy with the sales pitch from rawson we stopped before finished checking everyone on our short list.
We checked out the display homes were impressed by what we saw and then were told the best bit. They can custom build whatever we want (within the limits of we are not an architectural firm we are builders) that will fit our block.

Advice 1.
Check out all the builders on your short list. Don’t stop at the one who has a great sales man.
Advice 2.
Get a copy of their full contract up front. Make sure you are comfortable with it. Especially if you have to go through council approval and have penalties if you don’t start on a certain date. Our house took 7 month in council all because of a tree.
