Hello Ashryar You are right, there is way too much info and lots of good packages out there at the moment. Before you look at all that, why are you looking at house and land in the first place? Why not buy existing (as you mentioned) and knock it down & rebuild it? Why not buy land and then find a builder to build the home you want? Each of these have pros and cons. The reason we thought of going with house and land because as a first home buyer we are expected to make less mistakes and get a quality house. I did go to a display home in Elara estate, Marsden park, however the size of land was just 252 msq (9*28) which we felt is too small. They were charging 354k for land and 334k for a double story house on that.. I was thinking whether I should look for land first but will that have extra headaches and charges? Please guide. It sounds like your main concern is to make the right decision. Purchasing land on your own and then finding a builder is definitely a lot of work. But you can end up saving lots money as well. More work for you = potentially more money saved. On the other hand, if you buy a ready packaged house and land, then a lot ot the thinking and ground work has been done for you. But that comes at a cost, so less work for you = potentially less money saved. Either approach are fine but as always, you have the find the right builder that will partner with you. So to make this easy, decide on the 1st step: do you want to do more work (potentially more mistakes and some money saved!) or less work (less mistakes potentially and less money saved depending on your choice of builder)? Also the most important factor in all ot this is your builder. They can make or break your entire deal and home building journey. I hope that helps. I did do some research and narrowed down on Kaplan builders as they had nice reviews and build quality is good. Do you have any recommendations? If prices are down then they are down, right? It comes down to choosing the right builder who can provide you with a good quality product at a fixed price without any nasty surprises. This is not necessarily more costly but it's because it includes all required items. I don't know Kaplan so i cannot recommend / not recommend them. I would suggest trendconnection homes. They have great house and land packages and they don't play the "let's charge you more later" game. If you do source land on your own, then they are also good. You also have Edgecliff (smaller but provides fixed pricing) and Marvel Homes (also smaller but provides fixed pricing). As always please do your own due diligence and make sure you are 100% comfortable and confident with your decision. I hope that helps.
