Is it a prefab or something different from the usual building methods? Nope just an incredible team of trades to the local custom builder here in dubbo NSW. Top quality aswell. They usually have 2-3 trades going at the same time. Has this builder successfully completed his past homes this quick,check with actual customers,his last 3,sounds too good to be true. Theoretically, if one storey build: (if site is flat) 1.5 weeks for set out, earthworks + drainage/plumbing + slab preparation + slab pour + all the inspections at least 1 week for slab curing + pre-fabricated frames delivered 2 weeks for frames to be erected, windows and roofing installed 1 week - for external cladding (if not bricks, has to be e.g. Hebel of fibreboards) 1 week - plumbing and electrical rough in (simultaneously - external render and painting) 1 week - gyprock (simultaneously - waterproof wet areas) 1 week - floors installed, tiles installed to wet areas, install joinery (pre-fab), internal doors (all at the same time) 1 week - interior painting (simultaneously - landscaping, driveway, etc.), finish tiling 1 week - finish plumbing, finish electrical 1 week - fixing defects, cleaning, connect appliances, etc. Good weather, excellent co-ordination of inspections and material deliveries, excellent communication within the team and coordination of tradies and mainly 6 day weeks. I dont know any builders who will schedule works to happen at the same time that much. It can only be done with tradies who already worked together previously, use the right tools for the jobs (eg. robotic set out stations, etc.) and have their daily stations and materials optimally distributed in space, so they are not blocking each other. I believe up to 3x efficiencies can be easily achieved, but will require 100% onsite supervision and micromanagement. Although in most cases it is an art rather than science, but can be assisted through the computer simulation. Obviously, tradies are never paid on an hourly rate, they are paid agreed rate for the full job to be done, but eligible for bonuses or fines based on the quality and speed.
