Anyhow we are going colorbond but I don’t recall any difference in price to go either tiles or colorbond. They both have sarking put underneath etc. if anything I would expect tiles to be dearer due to extra weight and potentially more beefed up roof purlins etc? So me personally I wouldn’t want to pay anything extra for colorbond. No matter what type makes sure you have quality sarking installed and ventilation (eg whirly birds). Just for interest I asked our builder once what was their ratio of clients doing tiles vs colorbond, and they only about 5% do tiles. During our sales consultation, we were quoted $20k for the colourbond roof. We are building 50sq double storey. Due to the big jump on price we have omitted this from our sales quote. But somehow some builders make it an upgrade item. I love the look of tiles and I find it more pleasing and classy. In our next build, we are thinking to have colorbond due to feedback from others that it's more sealed and not prone to cracking and less maintenance. I could be wrong as I have nothing to compare since our current home is made of concrete tiles. It will depend on the cost in the end though as I'm not going to ahead with colorbond if the price difference is huge. [don't ask the builder why BlueScope can't spell colour, that might make them grumpy ] Part of the reason that any sheet metal roof is more expensive ( colorbond, trimdeck, klip lok etc) is that you need to put an Anticon blanket underneath it for insulation and condensation. With tiles you use a cheapish sarking. Our builder is charging us $5 per sqm to upgrade to bristille classic similar to this. I think it will cost us around $2k in total. He wanted to charge me 1.8k more for std concrete tiles in lieu of bluescope colorbond. But mine is a small builder. My suspicion is volume builder must get crazy large rebate to use concrete tiles. Hence they promote tiles and when customers want colorbond they mark it up. In my opinion you dont need to replace or paint the roof other than treat surface rust… 1 5991 Painting your colorbond roof with a rust inhibitor can definitely help extend its life and prevent rust.
