Browse Forums General Discussion 1 Apr 01, 2019 1:13 pm Dear Members, I’m new to this thread and just started our journey to a new home. Finalized Vantage 42 by Metricon 2 months ago. Our color & electrical appointment is scheduled mid of May 2019. I’m having doubts about a few things and hope the experienced members here can shed some light: 1. Anyone knows what’s the latest downlight pricing in Metricon? I’ve asked the consultant and was told I’ll only know it on the appointment day. Metricon expecting us to come prepared for the appointment but not revealing the price ahead. Which is very disappointing when we are trying to work on budgeting. 2. How many downlights are expected for a house my size? The show houses has so many making me to think if we need to get that many too? 3. I was wondering if I can get the wiring done for the areas I want to hang pendant lights. Is this possible? Metricon uses Lumi Lighting. Their options are limited and it’s expensive! My house has 2 voids and the ceiling is extremely high. Was also thinking if getting lights fixed after handover is going to be rather difficult due to the height. Anyone done it before? 4. I’m provided full ceiling height tilling as apart of the S-series. But I’m not very keen with the choices from Studio M. But I’ve incorporated those and choose a few more different tiles from Beaumont tiles. As for price wise, the price of the tiles I choose are pretty close to the ones Metricon giving package inclusive. Should I expect increase in tilling cost? 5. Driveway charges are add ons. Did most of you go with your builder or get it done after handover? My SC said it will cost about $8K to do it with Metricon. Appreciate all advise. Thanks! Also they might have already provided you with some as part of the package so you won't have to pay for all the downlights. 2. Mine is a 52 square house and I had about 75? Honestly I only remember the cost savings from the quotes I got. It was about $1.8k if doing it post? YMMV. Good luck! Re: Vantage 42 (S-Series) by Metricon in Victoria 6Jul 02, 2019 11:17 am Dear All, We are also looking at building with Metricon however, we have received a few bad comments about them, such as cost not included and later on appearing and no choice but to pay for them. Similarly, other people reported the quality of workmanship wasn't up to standards and was hard to deal with Metricon. Have you got any experience in that area yet? I was suggested to engage a private Builder Inspector to oversee the building process ($2000 approx) but after enquiring they mentioned the reports come to me and I have to deal with Building Company myself to fix the problems found. Can anybody please comment on these questions. Metricon are under no obligation to respond to the building inspectors reports because he is contracted by you. Based on my experience, Metricon uses a broad range of tactics to avoid doing things properly, keep the job moving and get your payments. Once they have your money you are on your your own! Re: Vantage 42 (S-Series) by Metricon in Victoria 8Jul 15, 2019 6:16 pm I've had heard horror stories of people having nightmares trying to get builders the right thing that is not funny. Does anybody know what's the best way to deal with them? Appointing an Independent Builder Inspector (around $2000)) is obviously not a solution, so what is there to protect customers? Oh and BTW taking them to court is not what I would consider a solution. Anybody there that can share any advice?. Re: Vantage 42 (S-Series) by Metricon in Victoria 9Jul 15, 2019 6:41 pm At least with the inspector you will become aware of the defects before handover and will have some negotiating power with the builder before paying their progress invoices as well as ability to use the state government fair trading resources etc. Most customers would either not be aware, or will find the defective work too late and will then have to rely on the builder’s warranty. Once the builder has all your money good luck with that! The unfortunate reality is if you sign Metricons unfair standard contract you have limited power to get them to rectify their inevitable defective workmanship. legal action is too expensive and time consuming and state government enforcement of building regulations is weak to non existent. Re: Vantage 42 (S-Series) by Metricon in Victoria 10Jul 15, 2019 6:51 pm Getting the right qualified building inspector who knows your rights and knows how to go about resolution as he deals with it regularly is key,look at this forums building expert website,he has balls and very qualified along with knowing Australian standards, just having someone so qualified means you will get their better trades, without someone like this,you will be point blank not told the truth ,but got to get right inspector ,not a unqualified no nothing who won't fully know your rights. Subsequently, I have contacted a company in Sydney and what they do is to inspect and report back to you, then you get to deal with the company yourself, it is up to the company then to decide if it does the fixing or not. I'm thinking if you are a Builder Inspector (BI) you should be able to stop anything you deem wrong and ask them to correct it on the spot (after all BIs are experts on dealing with these type of issues), by the time the BI report back to you and you back to the Company it is too late to stop the tradies from keep going, after all, they want to finish as quick as they can and get the money right? Not good enough for me and my hard-earned $2000. Anybody from Sydney with a good Builder Inspector? Phone, web sites are welcomed. Now is there anybody with a recommendation on a company or person in Sydney who can act as Building Consultant. I've been asking this question all over the forums, so far I have found only one good company in Melbourne (buildingexpert.net.au) I need one recommendation for Sydney. Surely I'm not the first one to think about employing a Building Consultant or are you guys doing your projects based on luck and good faith? I don’t think their business model currently has any meaningful quality assurance process. Quality is something they expect you to manage after final payment and handover. Your best bet might be to go visit the display homes and walk around in them, and take photos. Get a feel for it in person instead of deciding from the floor plan.
