In that case, is it possible to extend your porch, or at least just the roof over it, along the front of the study so as to shade it in summer & let sun shine in during winter? And fit widened eaves above the north-facing windows of the master upstairs as well? Bed 4's window probably would probably benefit from an external (but internally-adjustable) louvre/shade arrangement, and make sure that western wall has the best insulation you can get 'cos those bedrooms will get hot in summer otherwise. Might be worth asking the builder if they install something, cheaply, now, which would make the possible addition of sliding doors for the theatre cheaper in future? I don't know what - eg. maybe the right arrangement with a drop ceiling might cost little now but give you a hidden beam to which you could attach a fancy sliding-barn-door track in future? You may want to check where the measurement for the family room is as it looks like it is to the bench top of the kitchen, which may make it very narrow. If you are wanting more light in the laundry, swap out the swinging door for a glass sliding door. I also don't like the robes just off entry but we need it for shoes/coats storage. We don't like wearing shoes in the house.Might just have to move them instead of the garage door and the garage door through laundry. Sorry, I would place the doorway for the guest bedroom at the other end of that room (next to the bathroom door). And, if the back of your house is south, by switching the dining and family rooms, you will have lovely light in there in the morning. Bed 4 is spare, not sure if we will ever use it. Insulation will be 2.5 throughout, hopefully enough. Now thinking seriously about swapping dining with living, we had that plan in mind too.....and now looking at it, it will probably be too narrow for a living room. Just one small highlight window in there and more windows in family room. I can’t see how you’d have a practical theatre room otherwise. I’d think about a skylight above stairs but I can’t tell the roofline, north or south facing would be fine. And another thing that looks good is extending the kitchen wall out 600mm so that the cabinetry sits flush with the dining room exterior wall. If you extended the theatre you could then consider making the bathroom a little bigger, so that you could have a separate powder room and en-suite for guest bed. We have a nook in the hallway for a hall table, which I think is more appealing than seeing a cupboard as you walk in. I would then move the adjacent wall between the two rooms to increase the size of the Family room at rear of the house. I would then enclose the Theatre room by adding a wall between the kitchen and Theatre, so it is soundproof. In relation to your wardrobes, if you stick with the swing doors, make sure they are the taller 2340mm high doors, this allows you easier access to storage space on the top shelf. Good luck! I had two problems with it, Dining table being in the way of walking through the house and second, the wall in the theatre blocks all the light in the kitchen/dining area, hence I turned the kitchen 90 degrees and swapped family with theatre. I am now leaning towards having family between kitchen and alfresco and dining where the family is (on my modified plan) and potentially extending the theatre towards the back a bit. I'm not planing to use it as a theatre room as such, more like a games room/tv room. It will be cramped and awkward. Are you able to step back and look for other house plans that suit your block? I think you need a better starting point to work from. How big is your block? Re: Feedback on the plans 20Apr 02, 2019 11:32 am Have a look at the attached rough sketch. By taking away storage space from the garage you can fit a better sized theatre at the front of the house. You can then use the previous family space as a study/ playroom which is much better suited to the dimensions of the space. You are then left with a generous sized family room that can be easily furnished.
