We were told as the blocks are selling so fast they have added additional civil contractors to get the stages released sooner so I thought you might've made some progress Hey, So our civil has commenced, but was told i wouldn't get the land title until late June early July, so i dont think our house will be ready this year the way things are going. Not sure about the blocks selling fast, the blocks either side of me are still available... the sales guy i speak to says they have slowed down on sales, as people are buying more in Virginia Grove and Liberty, not so much Eden. Completed all our selections but haven't bothered with finance yet because the pre approval will just expire with all the delays, so we will wait to get a little closer on that one, gives us more time to save. I am so relieved that you have had progress and will start seeing so movement, i hate waiting haha. Have you got a fencing quote yet? Im a little worried about how expensive it will be. Sounds like you might be aiming for 2020 build start? The land does settle pretty quickly once they finally release it The blocks are a bit smaller in size in Liberty so they aren't costing as much. I know it was not long after we purchased our lot, all the prices went up in Eden, it was almost $200,000 for the minimum block of 900m2. We made the mistake of obtaining pre-approval as soon as we purchased the lot, I think I ended up extending our first application 3 times before we had to completely re-apply again. It was a little frustrating as this was happening when all the new home loan rules came in. Definitely a smart move for you to wait I've called around a little for our fencing, I think its roughly around $8,000, but don't forget on each side you will share the costs 50/50 although if you don't have neighbours you will have to wait to get your money from them. We have 3 big dogs so we will be putting concrete underneath, adding another $3,000 also. Fingers crossed for you, it might be easier building with the neighbouring blocks empty. Our 3 aren't escape artists but they do enjoy digging around the fence, I feel like it will help extend the life of the fence also We have plans for a shed but we aren't able to get it done straight away, funds are getting tight. Allow 2 weeks for bricks to be delivered on site, once they arrive then our frame will be delivered It was a shock to receive the email saying our footings and slab have been completed, we rushed up there as soon as we could to check it all out. So much progress already on Daffodil Drive. From signing the contract in January 2019, it took 13 months. Great thank you! We don't know whether to go with a more expensive builder (eg. Metricon) or Hinkinbotham. We don't want anything fancy in our house just something acceptable in quality. Did you get quotes from more expensive/prestige builders and were they much more expensive? In the end Statesman won out because we just loved the Felixstow Alfresco and with a couple of modifications, it has proven ideal for our block of land which has 180 degree views across farming land to the hills. One word of caution in relation to the cost of footings, we were shocked when the additional cost came in at $46k, for a 262sqm house on a flat block of land. However we have since spoken to other people building in SA, and found some are paying even more for their footings. 😢 So make sure you have contingency for that regardless of who you build with.
