Hi, I just want to check in with the builder before I publish any specific pricing. One of the staff mentioned the other day they had seen this blog, and they didn't appear bothered that I was doing it. I told them I was considering it several months ago, but didn't realise they would track it down so easily!
What I will say is when we first started talking to the builder over a year ago, the base plan we worked from a bit under $300k. But this was with no changes or upgrades and a fairly basic '2017' specification (which I think they have since changed). Anyhow everything we changed or upgraded was individually quoted along the way. So we could easily then include or disregard specific items for our final contract pricing.
I think our site costs added a bit over $10k (H2 soil with minor slope), windows & doors were upgraded along with things like insulation. I think our window/door schedule probably went up also just over $10k from their base allowance, but this had heaps of upgrades like double glazing, laminated clear & translucent glass, semi-commercial frames, upgraded and colour matched hardware etc.
We found many of the 'smaller' items like tiled shower niches were quite reasonably priced, a couple hundred $$'s for example.
They were also generous with variations, as we made several just after contract and weren't charged the 'variation' fees...just the item costs only.
One other thing I should mention, when we got our initial quote with main changes....to when we finalised everything months later the builder didn't just suddenly add heaps of extras in terms of 'provisional' sums etc. I know when we built previously we got hit with extra site costs at the last minute. These guys actually rebated us several thousand, due to our site reducing it's BAL rating and also they calculated we needed less blinding concrete for our deepened edge beams on the slab. So I think they are fairly honest operators.
