Once the frame starts to get put up it gets even more exciting Re: Fairhaven Riverview 266 with Surfcoast facade 15Mar 20, 2019 8:52 pm EmmaK8 KingTaco Looks good! Once the frame starts to get put up it gets even more exciting I'll bet! All going well, that's due to start tomorrow! How's your build going GEOnTREY? EmmaK8 your slab looks fantastic! Did you watch the pour? Our slab was supposed to be poured last Friday and still hasn't been done, no idea why. Darbecca told us the inspection is booked for tomorrow (3rd time lucky) but as of tonight the steel and foam is still just sitting on the block next door. We didn't watch it all, just came in at the stage I photographed. It was pretty interesting though! The guys working there seemed nice, chatted to our little boy for a bit and answered a couple of questions. I wonder what's holding yours up! Hope things have progressed since you posted last? We're now waiting on the frame to begin...However...we've hit a snag. During an unsanctioned site visit (SS has since requested we stay off the site...) we discovered they have placed the ensuite toilet sewerage pipe DIRECTLY over the place the toilet wall should be! The framing was all marked up when we went. No word yet on what the fix is, but it's not ideal to be this soon into the build and already have an issue. Possibly going to regret not enlisting an independent inspector. Our concern now is that they will have to cut a chunk out of our slab to move the pipe 30cm. Not that i know anything about building, but it seems like you wouldn't want something that compromises the integrity! Also - Our windows were delivered on Thursday, and have spent days out in the weather. Aware that windows are designed for weather, but not sure about the wooden frames they're sitting in! They're only composite timber... Pics are of the pipe placement. Even if you did have an independent inspection I doubt that would have been picked up at the slab inspection. Hope they can fix it without stuffing up your slab. Windows... There are so many windows sitting on sites in our area, some have been there for weeks and not even stacked well, surely they will warp. We have a very crooked front of our porch slab and I think the pantry sink pipe in the wrong spot but haven't brought it up with Mitch yet. The sink issue could easily be fixed but not sure about the crooked concrete. My hubby thinks when the driveway is done they also concrete over the original porch to level it with the driveway so then the crooked bit will be disguised. I am not convinced though. Have you had a site viewing with Mitchell yet? Re: Fairhaven Riverview 266 with Surfcoast facade 18Mar 26, 2019 1:12 pm GEOnTREY Oh no EmmaK8 that's a big stuff up! Have you had a site viewing with Mitchell yet? It seems crazy that windows are just stacked and left, doesn't it! Sorry to hear you've potentially got issues too! Hopefully your inspectors help with that? I really don't understand how pipes end up in the wrong places! Fingers crossed the porch bit is fixed too! Is it something that could be ground/cut off? Or actually unlevel? Haven't had a site meeting with Mitch yet, but have spoken on the phone. He sounds nice enough and knowledgable. Though...not sure he'll still like us by the end of this process...we intend to stay very much on top of things! Re: Fairhaven Riverview 266 with Surfcoast facade 19Mar 26, 2019 1:26 pm Yep, why couldn't the windows be covered with plastic or something to at least keep the rain off. Are yours stacked on the slab or on the dirt? The inspectors don't get involved. With the Pre Slab/steel inspection we were lucky to have 2 issues fixed by the slab guys while our inspector was there so we know they were fixed satisfactorily. All future inspections we are given a detailed report with photos and it's up to us to somehow figure out if the issues are fixed properly or not. We have to ask Mitchell for photographic proof. Maybe we should be organising weekly site meetings with Mitch. Not sure if that is overkill or not though. At least having corner blocks we can see a lot more through the fence 😏 Are all your frames and roof trusses on site already? Not sure if Fairhaven use prefab frames or build the frames on site? Our porch looks level it's just really crooked across the front. Hopefully it can just be ground off or something. We had a similar toilet pipe issue in a build 10 years ago, and I basically took photos of the slab cut and the builder at the time then went and got a proper engineering report done. So my suggestion would be to press your builder for an engineering report, and also take your own photos and records if any slab cuts are to be made. Also make sure the termite guards etc are properly reset when the new piping is installed. Also keep in mind many of your drainage pipes (eg. from basins and sinks) are designed to be within your wall cavity. We have several pipes currently sitting right under our wall bottom plates....but the toilet ones are all out in the open. Good luck with the build, I'm sure this will end up being just another minor issue that we all experience during these house building projects. --------------------------------------------------------------------- Check our Homeone build blog here We are looking to do a KDR with fairhaven homes, Have seen plenty of good reviews about them pre construction and plenty of negative reviews about them during contruction… 0 18045 Dear Members I have to decide the Facade column size.
