Alfresco on the left, pool on the right. Currently the walls of the corridor are regular bifold doors, but we are looking at changing this to frameless bifolds, for clearer sightlines. We debated having double doors here but decided to have a single large door instead. The previous house had double doors and the second door was never opened, except when furniture was delivered! Not sure how I missed this thread, I’ve seen you posting in lots of topics and knew you were building but just saw this for the first time. Plans look amazing, facade looks so impressive, and so many features through out - pool, glass corridor, stairs and window, I could go on and on! Can I ask how much the power floor was above the regular chipboard type floor? And the sofa you’ve bought, is that a Jasper from King Living, it looks so good? I couldn’t say how much extra the Hebel cost - we had that in the design right from the start. I’ll see if I can ask my builder. Our current 30yo volume build house has the standard chipboard floor and the noise it carries is horrendous. We can hear all and everything, and on top of that it creaks and groans all over the place! I’m sure a well built chipboard floor and probably with newer technology and sound insulation a lot of that wouldn’t happen, but I’m just not willing to risk it! We visited CSR House in Schofields, and were impressed with the noise reduction and solidness. Hubby stayed downstairs while I jumped around upstairs to test it The sofa is the Concerto. I was keen on the Jasper, with all that storage, but the dimensions weren’t quite right for our space. Re: Custom build Sydney Hills with attached granny flat 36Mar 01, 2019 2:11 pm gillybean, I asked about the hebel flooring today, and builder told me materials alone were $6k, with that much again in labour (very heavy to cart around and incredibly dusty when cutting). He said if we had gone a regular floor, materials would have been around $1.2k. Everyone (all the tradies) who has seen it has been very impressed by it though. Makes the floor feel really solid and noiseless. You mentioned that you were also considering using Hebel Powerfloor (HP) as your floor substrate. Aspects to bear in mind when comparing InsulFloor and HP are:
Custom build Sydney Hills with attached granny flat 38Mar 01, 2019 2:55 pm We had a 2hr meeting onsite today to meet a joiner (one of two who will be quoting). Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The upstairs framing is all done, scaffolding is up and the roof trusses started. It was much easier climbing the scaffold stairs rather than the ladder that I’d had to before! As soon as we (hubby and I) saw the roof (pitch at 33degrees) we said, “there’s enough space in there for an attic!”. And that’s exactly the first thing the builder said after greeting us. So he’s going to price up putting a floor in there and a good quality access ladder. Ceiling won’t be finished, as it will just be a storage area. TBH I’m in two minds about it, as I really believe that the more storage space you have, the more crap you have! In an earlier post I mentioned that we were looking at frameless bifold doors for the glass corridor. Well that idea’s been scrapped - the builder priced it up and it would have cost an extra $30k!!! Since it would be purely aesthetic and we don’t have an ocean view, we just can’t justify the cost. So back to regular bifolds it is.
