They still rely on the homeowners for finding many defects but what the inspector does is reference to the building code why they must be fixed. They should find the more serious , structural issues though because they can be harder to find for most untrained people. Re: Change of Independent Inspector 4Feb 24, 2019 8:02 pm I wouldn't want a ,he can't pick up everything ,you hire a inspector so everything is done right, the right guys will leave pretty much nothing on the table,it's their job,but if you hire a dud inspector and he does miss plenty,you will foot future repair bills,have a look at vbag site, just about every build today has thousands and thousands of dollars of poor work,a good eye with a very qualified inspector will leave very little if anything unsaid,not 100 percent, but close to it. But between you, the inspector and the builders own QA, most defects will get picked up. Hopefully.
