Browse Forums Building A New House Re: Our new home construction journey with "Better Built Hom 22Feb 18, 2019 1:48 pm MyFirst I noticed before bricking they don't put building wrap.. Is that standard? I don't think there was any wrap used before bricking our house, although I do remember some sections had a black membrane covering parts of the house frame. Re: Our new home construction journey with "Better Built Hom 23Feb 18, 2019 1:57 pm It is clearly seen from the photos that there a blue membrane only next to one window and a wall section, but throughout the whole of the house there is no building wrap. It is extremely hard to install it from the inside and from what I see, they have never installed it. How come your independent inspector never addressed that? Unfortunately, this is a recipe for the disaster as the first good rain will push the water onto your studs, insulation and gyprock. Now they have to remove bricks, wrap the house and then re-brick it again. Make sure they use a proper wrap which is vapour permeable. Re: Our new home construction journey with "Better Built Hom 24Feb 18, 2019 2:15 pm MyFirst, don't fuss. House wrap is about air and air content control Your house would perform more efficiently with it, and we really shouldn't be building a house today without roof sarking/house wrap, but builders do! The blue membrane under windows collects moisture draining from windows and transfers the moisture to the exterior via weep holes. The exterior cladding of your house - the bricks, the boarding, whatever - acts as a rain-screen. Rain does penetrate the outside wall to a very limited extent but after penetration will have no velocity. The water penetrating your wall cavity will track down the inside of the brick and drain through the weep holes at the foot of the wall - all as intended. You'll be right, just spending a bit more on power-bills than otherwise! Everyone else??? "Stick in sarking and anticon and wall wrap and insulation , Mr/s Builder, right..." Base on a quick research, I don't think building wrap is compulsory though. Its good to have but not end of the world if don't? The current 40 year old house I live in. No building wrap. The frames are bone dry though. But its a stumped house , more ventilation I guess. Re: Our new home construction journey with "Better Built Hom 26Feb 18, 2019 2:48 pm kks, good point, my phrase above should say that after a good rain and some sun light, the solar driven moisture will go through the brick and pushed through the air space to the studs and insulation. Theoretically it should work as you point out, but practically we are never in the perfect world: waste, pieces of mortar, etc., so the water could find its ways through pieces of mortar falling into the flashings, brick ties, etc. Weatherproof membranes exist for the reasons. Nevertheless, it will be interesting to hear what the professional building inspectors will say. It is not compulsory, agree, but the problem with building code is that only provides minimum standards and even through theoretically things should be working, practically it makes to put protections in place in order to prevent potential problems. In your 40 years old house, have you checked all your frames throughout? What kind of insulation do you have there? With the house under lock-down most of the time we rely on weekly updates from Better Built Homes. Luckily we were able to get a sneak peak last weekend. What brick colour did you have and for the cladding? Love their contrast. Nice colour of tiles too and the cabinetry. Re: Our new home construction journey with "Better Built Hom 31Mar 21, 2019 3:43 pm Thank you! Our bricks are Blackberry Austral (Wilderness Range), and cladding colour is Taubmans Marble Mist. Re: Our new home construction journey with "Better Built Hom 32Mar 25, 2019 11:20 am Hi All, Another exciting week has just flown by. In our last visit, we found that:
The one thing that we kind of feel bad about is the tile coverage in the bathrooms - we could have allowed for additional tiling to cover more areas. But what's done is done. (Maybe we can get bathroom glass splashbacks added later?) Otherwise super happy with our selection of colours and internal fittings. My wife is especially happy with the finishing of the cupboards and drawers. Some photos now. Flooring would be done post handover. Just wondering when would the final completion countdown start - no word from BBH yet. Their last update mentioned that the portable toilet will be removed soon - is that a faint bit of hint? I am sure we are tracking ahead of schedule (per contract). Must say that despite inclement weather, there has been something or the other constantly happening on site. Better Built Homes have always (pleasantly) surprised us with their work. Re: Our new home construction journey with 33Mar 25, 2019 11:41 am Vivek Thank you! Our bricks are Blackberry Austral (Wilderness Range), and cladding colour is Taubmans Marble Mist. Great combination on colours. Must be exciting to see the progress. Re: Our new home construction journey with "Better Built Hom 34Apr 15, 2019 2:43 pm Hi All, Its been a long wait, but we have finally reached the pointy end. We will be having a pre-handover walkthrough this week, and the actual handover in another 3 weeks' time! House cleaning is happening now, and driveway is scheduled to be poured by this week as well. We are really excited about the next few days Re: Our new home construction journey with "Better Built Hom 35Apr 15, 2019 11:17 pm Without wanting to rehash the old wall wrap question completely, I’m wondering how do they effectively install wall insulation without it? We just had all wall insulation done (took the guy 3 full days to do external and all internals) and without wrap it would have just fallen against the bricks. For the cost of wrap it makes no sense to me why any builder would not use it. If I were you i would pulling some power point covers off and checking ceiling as well for a full check of insulation. You stated how quick the plaster was hung, so wondering who put the insulation into the walls? Surely the plasterers aren’t responsible for it? --------------------------------------------------------------------- Check our Homeone build blog here Re: Our new home construction journey with "Better Built Hom 36Apr 16, 2019 1:57 am As I mentioned previously, the main concern is not falling insulation (and eventually, it will fall out unless securely tied), but rather moisture ingress from the outside. There are multiple ways for the flashing to fail as well as for the outside moisture to get on studs and insulation. Building wrap has to be vapour permeable too, as otherwise it might cause even worse problem in the winter time (water vapour from the inside condensing on the studs and insulation as the vapour impermeable membrane is not allowing it to pass through). Re: Our new home construction journey with "Better Built Hom 38May 07, 2019 12:58 pm Hi Vivek, Thank you for posting your journey with Better Built Homes. Very much informative. I am also building with Better Built. We commenced our build in August 2018 and we've just had our kitchen installed and now awaiting the bench top. Have you moved in and have you had any issues to date? Our site supervisor is Peter and he has been quite accommodating for us as we're also installing a pool just prior to driveway being laid which he was able to assist us with. Hi there, We received handover of our house on 3rd May. Post that we completed flooring through our own trades, and moved into the house last weekend. We are ticking off pending items one by one: installation of TV antenna, pendant lights, wardrobes, washing machine, fencing etc. NBN connection due next week. Excluding minor paint blemishes, so far the only issue we have found is a missing switch for one external light which is not a biggie. BBH will arrange an end of 90 day maintenance, so will sort it out then. A couple of external tiles had cracked as a result of driveway pour which BBH will sort out soon. Overall extremely happy with the end result. Any advice on how to ensure the kit home granny flat that im thinking of buying will get council approval. The kit home companys wont release plans without a deposit and… 0 4087 I think the proposal that a supply and demand curve are a natural law are well exaggerated.
