It all starts with your own design, own copyright, then locate who's best to build with. BTW that's a ranking algorithm? that google will never give you LOL, Avoid dealing with new home Salespersons who failed maths, and are on high commissions, telling you "how to solve your build problems" Hey Rkae post up a sketch if you need help EXCELLENT advice from structuralBIMGuy, i came to the conclusion that with my own plans it was more cost effective to pay project manager $45,000 to run the build like it wasn,t a owner build situation, quotes from his regular guys came in 20% lower than i could get with trades of high quality,also saved plenty by labouring myself and handling all the site cleaning and final new build clean, with pm it allowed me to find many ways of saving without compromise of quality and trade goods for some trades, example of savings ,wanted a high end gas log heater ( $6000), book marked 4 sites that sold model, after 2 months ,had a store offer on their site the very model i was after for $3000, brand new, a mistaken order), another example was after 3 AEG GERMAN MADE TOP OF THE RANGE APPLIANCES ,VALUE IN AUSTRALIA $15000, ended up importing from europe the 3 same appliances,brand new with a gurantee for $5200 including delivery to my door) ,i ended up with many similar savings without ever screwing a retailor, you need a longer build time with knowledge in many directions,and all the information is out there. Engaging a builder who is rather a PM/supervisor and acting in your interests rather than "what he is used to do" and then getting 25%-30% margin by cutting corners on structural works and providing you with "special" 2x-3x pricing on "builder range" inclusions. The only problem is the trust, as otherwise, you would have to very well aware of what is happening on your site and control the trades in one way or another, so you don't end up in situation when all the invoices are overly inflated for no reason. Another way is how you structure/deal with this relationship for your financing to be approved/sorted out. It is getting harder and harder to get those even for standard builds, for cost plus/owner builds it can be times more harder. Have seen done for as low as $800 per sqm (super budget-or cheap and cheerful as associates call it) and $1,700 for upper end.
