We have built a custom design 26sq home in Rosebud. Overall the build process has been fairly straight forward however there were a few items missed that delayed us starting and the error was done by Yarrabank not checking council updates etc. A few things to keep in mind: * Check your heights - We did not check the heights of the bathroom vanities as there are 3 standard heights and they happened to install at lowest height. * Check the Slab - The slab was poured in the rain and was covered with slurry which caused the slab to chip and crack, we insisted that they grind it back 5mm and they tried to push back but after having an expert come in and confirm that if tiles were laid they will lift, Yarrabank did have the floors ground and awaited our approval prior to proceeding. All in all I would build again with Yarrabank and I have had no complaints from neighbours due to noise or language which is great to hear. They are super quick in getting things started with quotes and estimations however they do slow down and are not the greatest with communication as I felt I had to constantly chase them for answers to questions. I had great communication from Leah in the head office and she is a straight shooter so amazing to deal with. Also keep all communication...you never know when you may need it! Hope this helps, feel free to ask me anything else Re: Yarrabank Homes 16Mar 28, 2019 10:28 am ReaBurns So Sorry, OK so we are about 4 week out from completion with Yarrabank homes. Hope this helps, feel free to ask me anything else HI Reaburns How did you building goes? I assume you have finished your build. Is there any drama at handover stage? I am also building with them at the moment, I feel that they are honest just sometimes slow on getting responses. I also did not check the heights on the bathroom vanities, and it feels quite low to me when I inspect the build after they have locked up... For the slab check, did you noticed the crack & chip yourself or you got your inspector inspected for you? Re: Yarrabank Homes 17Mar 29, 2019 6:53 am Hi, so handover was meant to be yesterday however there was still a lot to be done so we have postponed it. A big one to thing to look at is the painting as this is where I'm having a lot of issues, the finish and cutting in just isn't there. As for the vanities - now that the basins are on it looks ok however I still would of preferred it higher. The floor - you could pick it a mile away however if you can see the floor has large patches of concrete on top of the slab and can pick at it then there is a problem. Also you can call any tiler to give you an opinion of the flooring may pop due to the floor. Our site managers are awesome and we very happy to postpone handover a see weren't happy and there was no pressure to go forward with handover and still have the painters to come in. Also if you are having an inbuilt bin make sure you have specified which cupboard ts going in, we didn't and the cupboard we wanted it in is too small. When we did our PCI walk through we also found a lot of door handles not in line and this is because they install these prior to the floor being laid and then once flooring is laid it may be a different height so check all these. Check your brickwork- above all windows if the bricks holes are open the bricklayers need to fill them to stop bugs coming in the home. If they haven't gotten to fixing stage yet check the heights of everything!!! My towel rail was 200mm off the floor?? And check placement and if your not happy have a meeting and get them to mark it now as it saves you a lot of hassle after. And saying that do the same with the electrical as when you draw it up and when you walk through it you see it differently and sometimes it needs to be higher or different spot all together. Hope all this helps and if you have any other question ask away! I wish there was this thread before I started building so happy to help. Re: Yarrabank Homes 18Apr 28, 2019 4:47 pm Hello, have been following your progress as we are considering signing for a custom build with Yarrabank. I trust you have had handover by now?? Are you happy with the build and were your concerns addressed prior to handover? All comments appreciated. Re: Yarrabank Homes 19Apr 28, 2019 4:57 pm Hi bullatagate, yes handover has happened and we have been in the house for 3 weeks now. Overall we are happy however have had to have the following fixed after handover as we mentioned them at handover- sliding doors and windows not closing properly, dishwasher leaking and plaster joins visible. We have noticed a lot of plaster lines in the ceiling and walls that is still waiting to be rectified. One thing I have to say if they are very good at following up and if you have an issue they do fix it. I had a lot of people tell me don't go through with handover as you will never hear from the builder again however this was not the case. If you are after a show piece home with no faults, Yarrabank are not your builders. No one is perfect however communication and honestly are a far higher priority for me so for that I am happy. Any other queries feel free to ask 😄 Re: Yarrabank Homes 20Apr 28, 2019 5:09 pm Thank you for your comments. At this stage it is likely we will go ahead with Yarrabank but are yet to sign the dotted line Just one more question - is this your 'forever' home and if not would you be happy, nevertheless, with it as a 'forever' home? Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74709 I would never build with Fowler homes.
