Two weeks on and the project continues to drag on. Coral Homes should have put in an application for a construction certificate by now but there is no indication on council's website that they have done so. I have no idea of where Coral Homes is at. The promise of weekly updates from the Coral Homes "pre-site customer service officer" has not been delivered upon. They communicate infrequently and if I attempt to contact them they never answer their phone nor do they return calls. In the time that it has taken us to get to this point with Coral Homes one of our neighbours - who is building with GJ Gardener homes - has progressed to the point of having painters move in next week. They are looking at being in their new home within the next 7 to 8 weeks. Mean time I am just holding out hope that we will have started some time within the next 7 to 8 weeks. What is this construction certificate look like and we weren't told anything abt it and we were told we wilk start construction on feb13th.can u plz explain. A construction certificate is an approval by council that construction can commence. I am in NSW. The development approval process is likely different in Qld so you should check what the process is for your local area. If Coral Homes have formally given you a start date then that is an indication that they have all approvals in place. Re: Coral Homes Daydream 28 Far North Coast NSW 127Jan 29, 2019 9:26 am End of week 11 Not much happened this week, just plasterer sanding ready for painting. Realised that the 820 mm passageway between the kitchen island bench and the linen wall has been caused by a drafting error. The bedroom wall to end of the linen wall should be 2.830 leaving a passageway of 1,050 mm. The drafting for our plan made it 3,010 leaving us with a passageway of 820 mm. It is too late to fix the linen as part of the linen wall is load bearing. We are trying to negotiate moving the island bench 110 mm to provide a passageway of 920 mm (still not ideal but better than 820mm which is way too tight and out of scale with the 1,150 passageway between kitchen benches and 960 mm hall passage). This will reduce the kitchen passageway to 1,040 mm (same as the Perigian Springs DD28 display). Coral are obviously not happy with us raising the issue. They have told us that the job will be on hold until the issue is resolved with an expected delay of no less than 10 working days. How have you found your ss? Hi Tash. I have not seen or spoken with my SS since the start date (14 weeks ago). I have sent him a text about once per week when there is an issue. He is pretty quick to respond and the issue gets dealt with promptly. I also get a brief progress email most weeks. I've been quite happy with that arrangement but he recently got a dressing down from his manager - who has assumed that I have been entering the site without the SS by my side. I subsequently got a reminder that I can not enter the site without the SS. Anyway, I'm meeting my SS onsite tomorrow to sort out how we are going to mitigate the narrow passageway issue. To sum up, my SS is doing a great job; if I have any issues it is with not having 100% confidence in Coral Homes' process. One was cause I needed to point out a few things that were wrong, I didnt want to email him cause he would know I had been there without him. We have been pretty happy too. Already had one of our mistakes fixed. You are fortunate to get a specific date for PCI. So far ours is somewhere between end of March or April with a "murphy's law" disclaimer. Hi Tash, ...... its been rendered and painted............. final coat and touch ups either today or next week. Tiles delivered today so I suppose that is a clear indication that wet area tiling will soon commence. Meeting with my SS went very well yesterday. He is of solid character and is pretty switched on. You want the finishes to move more slowly as they will then be completed with more care........ but two weeks of nothing would be frustrating. Painters and tilers are some of the more difficult trades to get hold of locally and this may be why not much has happened. I have been a bit slack with posting up dates but that is because not much has been happening. The painters completed (sort of) painting last week (week 12) but nothing has happened this week other than bathroom tiles being delivered. Wet area tiling is scheduled for next week as well as moving the island bench 100 mm to mitigate the narrow passageway issue (see above). I don't want to waste time arguing with Coral so I have agreed to pay to get it fixed even though the mistake was made by Coral's draftsperson. Coral have at least acknowledged responsibility and so will not be adding admin fees, variation fees or builder's margin. We have tiles hopefully starting tomorrow Hi Tash. Last week was week 14 (17 weeks since commencement). The tiling commenced. Our kitchen and laundry subway splashbacks are looking good and our wet area floor tiles are down (but not grouted yet). The kitchen island bench was moved to mitigate the narrow passageway issue. It is amazing how much difference 100 mm can make. In the coming week the tiling should be completed and fit out should get underway. The electrician is scheduled for Friday to start fitting lights, GPOs, etc. Our SS has indicated a PC date of 15th March. It would be awesome if PC is on that date but I'm not going to hold my breath just in case. Hope all is going well on your build. Drove past and no one there. Not surprising considering they told us for 3 weeks straight painting would start the next Monday. Really hope that’s not the case though.
