Browse Forums Building A New House Re: The CARLISLE HOMES & SPECTRA General Information Thread 7241Jan 11, 2019 1:49 pm Hi All, A very general question as I am assisting for a relative. We built with CH about 7 years ago so quite a while back, but how much have they changed in terms of being flexible on changing the floor plans? E.g. reversing the back half of a house's plans? Back then, we weren't aware of these options which would have tremendously improved the layout and probably living standards of our house. As a general rule of thumb, they only structural changes were able to make were very minor - some walls even internal and non load bearing ones couldn't be moved and overall we couldn't move or add anything that changed the plumbing plans on the original plans. Looking at some threads, especially on M'con, they seem to have a lot more in terms of flexibility, especially in some instances what appears to be very customised designs (whole sale changes to the original floor plans on M's website). I'm not sure if they were just given to the poster as in OK these are out additional designs that are made available OR they approved those variations. Thanks. From my understanding carlise change the least on their plans.. but they are by far the cheapest among the big boys volume builders. Metricon changed a lot but then creates headaches for you during the admin. stage. And they are much dearer than carlise. When we built 7-8 yrs ago and short listed the contractors in order of price it was PD > Mcon > CH. Our base floor plan at the time had a sticker price of $285K and for the same squares Mcon had a design of $295K but imho and having 20/20 hindsight their design was better overall and somewhat stood the test of time. Also, we thought amendments e.g. adding a shower to a powder room was 6k...not quite what I'd classify as cheap. I suppose CH keep costs low due to a cap on amendments. We liked CH for their simplicity in their designs but if we had it again we would reconsider other options. Re: The CARLISLE HOMES & SPECTRA General Information Thread 7244Jul 10, 2019 11:43 am OceanBlue macky1012 thanks Ocean Blue! That rally looks good. Now i am more than keen to have a White cupboards. Can you remember what type of glossy laminex is that? And also noticed your Floor tiles. Are they 400x400? How do you think it does compared with a 600x600? Thanks again. Hi Thanks for nice comments, we were not sure how it will come out so went with neutral colours but it has come out nicely. The base cabinet and overhead cabinets are Laminex - silk, Parchment colour. Floor tiles are Lively grey DC porcelain polished sealed 600X600. I have not changed grout, it is whatever standard is. I may post few more pics Hi. Do you have any more pics of the Lively Grey tiles? Thanks Re: The CARLISLE HOMES & SPECTRA General Information Thread 7245Jul 15, 2019 11:04 pm Hi guys, Hopefully this is the right place to ask. We are tossing up between Porter Davis and Carlisle Homes at the minute, where they each have a floorplan we love. I was wondering if anyone had an idea about which of these builders is considered to have the better standard options? We have visited PD's World of Style and were unimpressed at what was standard (Cat 1) and prices for upgrades. Any help will be appreciated. Cheers Re: The CARLISLE HOMES & SPECTRA General Information Thread 7246Jul 16, 2019 2:00 pm We built with Carlisle Homes. Overall, I'd say we were pretty happy with the build. There are always little things that one is not happy with and I think that may apply to other builders as well. For example when we complained about paintwork not being up to our standard, they repainted, but you can see a "line" where the fix was done ... We had a problem with our door frames and we insisted they fix it (they wanted to do a make-shift "fix", which was not acceptable) ... in the end they agreed to take the frames down and redo them (them had cut them too short and wanted to put blocks/inserts in to adjust the height) ... The one big issue I have is the quality of paint. I asked them if it was going to be a "wash and wear" paint and they said "yes" ... it isn't. Which makes cleaning the walls more difficult. I would have paid to upgrade the standard of the paint if I had known the truth. I think the same quality paint is used by all the builders .. so my advise could be to pay more for a better quality paint (it was Dulux, but not the best in their range) ... All the best with your build! Re: The CARLISLE HOMES & SPECTRA General Information Thread 7247Jul 16, 2019 2:00 pm We built with Carlisle Homes. Overall, I'd say we were pretty happy with the build. Let's say if I didn't do the pre-wire, will the Solar Power charge me more to install the solar power after my house build? And do you know around how much will be difference? Thanks! Cheers Hi, I know this is a very delayed response, in my personal view, I will stay away from PD. I have seen so many PD homes getting rework done. One was in our neighbourhood. When it was almost complete, noticed a large bin outside and heaps of construction junk, indicating they messed it up and had to rip off what they have made and redo it. Thanks for the reply OceanBlue. A lot of houses in our neighbourhood seem to be Porter Davis these days too. We are thinking of seeing if we can ask some of them about their experiences. Our sales consultant has more or less disappeared now. Not answering emails or calls. Getting a little disillusioned with the process. Re: The CARLISLE HOMES & SPECTRA General Information Thread 7254Oct 28, 2019 7:53 am I am going through colour selection with Carlisle and I am having a difficult time deciding between white (safe colour) or burnished wood (dark colour) for my kitchen cabinets. Thinking of going dark with Laminex burnished wood silk finish but haven’t seen any photos that have used this finish. Has anyone used this on their kitchen cabinets before?
