Browse Forums Building A New House Re: Incorrect roof pitch 4Dec 20, 2018 8:19 am Are you sure it's not just a temporary attachment, holding something in place? The builder can't just change something like that without changing all the drawings etc; all the shapes are different, council approvals etc need the building to be the same as what's approved, how can they order the wood & the colourbond etc? I know they're being a PITA, but I think you just have to ask what's going on. Re: Incorrect roof pitch 5Dec 20, 2018 8:48 am Thanks Forg, They told us yesterday all trusses were in place and the roof has already started going on. I'll absolutely ask them what's going on but good to know that it's definitely not something that ever should happen. Our windows have come framed in completely different sizes and positions to the signed plans, and they cut our site too deep and busted the main sewerage line, so they have a history of not sticking to the plan and cowboying their way through the build, so I honestly wouldn't be the least bit surprised if they have made a change without approval. Re: Incorrect roof pitch 6Dec 20, 2018 11:55 am Get a building inspector, have a look at this forums building experts web page, you will learn lots and know why and who to get, you quickly need some onsite knowledge or risk many wrongs Continuing, a good building consultant will help you understand and gain confidence you have at least the knowledge your builder does, with a guy like building expert you get well above most builders knowledge including your rights and the way forward, good luck. It seems some of the later rafters seem to be at the right angle, but not sure whats going on with the first blue one. Yes it sounds like you definitely need an independent inspector. Aside from them not building what you want, or honoring the contract, what is the penalty if they don't build to council approved plans? Thanks Joker- we will do that! They have just now hit us with a $7,500 variation for provisional site costs and are saying they can't provide any kind of proof even though the contract states they have to. So we need some help on a few things it seems! Re: Incorrect roof pitch 9Dec 20, 2018 3:24 pm luxbuild Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Ah I see. Thanks. Yeah you're right... I'm not sure why the front ones are lower. Considering their surprise $7,500 variation this afternoon with no ability to provide costing as to why, we will absolutely be engaging a professional. I would also love to know what the penalty was for not actually building to the council approved plans! Thanks for your help and advice. Re: Incorrect roof pitch 10Dec 20, 2018 8:02 pm I guess in reality that blue roof line (hip rafter) isn't parallel to the red or green ones, so it might just look a little odd as its also angled towards the back of the block? Can you go next door and see if it looks right from the side? Why don't you call and talk with someone at the town planning in your council? 1 2194 Hello!
