Browse Forums Building A New House 1 Oct 24, 2018 11:04 am Hi all, building a home and have a query regarding additional site costs My land had less than 0.5m of fall across the block and up to 1m of fill. I was stung about 16k site costs, i am told due to the fill. The neighbouring house on my garage side was almost complete before my build commenced. My garage is being built on the boundary. After my slab was poured the neighbour layed a concrete path down the length of their house. The path is higher than my slab level and as a result the ground now slopes down to my garage slab. I am concerned about water run off running down into the side of my garage wall and sitting there, seeping into my foundations (there is only about 1.5m between my garage wall and their wall). I have alerted my builder to this and have been advised that adding waterproofing, double bricks to my wall and drainage along the garage wall to manage this is an unforeseen variation at my expense. Is this reasonable? On one hand I understand that the path was not there when build commenced but also, a neighbour putting a concrete path down side of their house is hardly unforseeable. Lesson learnt about building on the boundary! Re: Unforeseen site costs due to neighbours landscaping 2Nov 01, 2018 12:26 pm Is the height difference natural or due to cut/fill done for your plan? Or is the cut/fill done by your neighbor? It is every owners responsibility to ensure that water run-off on adjacent properties does not happen due to any cut/fill or construction (concrete path) done. Ha all, I am now about half way (maybe a bit more) through my build with Carlisle Homes - double-storey knockdown/rebuild project. So I am now doing my due diligence and… 0 3683 I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 12979 Is anyone building with Mojo and have a recent site cost tender 0 15902 |
