We’re thinking of buying a home in Augustine Heights, Qld and renovating quite substantially - 2 x new Bathrooms, new / larger Stove/Oven and Fridge cavity in the Kitchen, extend Laundry, add in Butlers Pantry, add about 15 LED downlights in, and add some stud walls in the Living areas to wall off a Media Room. Is anyone aware of what kind of costs am I looking at? I’m assuming about $15k a Bathroom and Kitchen/Laundry/Butlers Pantry renovations would be $15k as well maybe - so maybe $45-50K?? Am I over or under estimating???

My first post and I hope I can be of some assistance!
It’s so hard when you’re buying a property, trying to understand how much you’re going to spend, are you going to overcapitalise? You’ve got so,e great ideas, I just want to make sure we steer you in the right direction in terms of what costs you can expect. Last thing you want to do is take someone’s advice, buy the house, and realise it will cost double what you thought..... imagine that!
To accurately estimate the cost of your renovation you probably need to give some more detail, maybe room by room.
On first glance, your costs are probably a bit light on.
This is a basic idea, definitely not an exhaustive list, but would be able to help us be a bit more accurate.
bathrooms - layouts staying the same? Moving plumbing, what level of finish?
Laundry - what level of finish, any joinery
Butlers pantry - is this just a room you are creating or are you redoing the kitchen to fit?
- based on what you are doing, sounds like you’ll have to repaint all areas your touching (walls and ceilings with the downlights), if you’re doing this you’d likely repaint all areas?
- when adding / removing walls you need to consider if these changes are structural?
- are you DIY’ing this or using a builder?
- when you’re adding / removing walls it will have an impact on the floors, so new flooring may be required.
Do you have a floor plan? Will really help understand what you’re hoping to achieve a bit more.
Basically if you could give us a bit more detail.
Anyone that will tell you, yep you can do it for that value, based on the level of detail so far, is steering you in the wrong direction! I don’t want that for you.
Why listen to me? I’ve completed 500+ projects, majority of these residential renovations (so after this many, I am fairly certain in my costs, I had to be!).
