Browse Forums Building A New House Re: Coral Homes modified Noosa 25 Far North Coast NSW 5Oct 18, 2018 12:06 pm MrsAJ Rhani89 Hello everyone, i am very new to this website, so bear with me while i try and figure out how this all works. We are building a Coral Homes modified Noosa 25 in Banyan Hills estate in Ballina. Our land is 603msq and as per the developers, we are around 3 weeks off the builders getting access to the land, and hopefully only another 3 weeks until titles. Our roads have been sealed, footpaths are in, and its all looking very close. The most concerning this for us at the moment is that we signed with Coral back in May to lock in May specials and lock in our base house price. That gave us something like 90 days until coral had to have access before we started getting charged the $1000 fee from coral per month every month they are delayed getting access. Does anyone know if we could try and get this waivered either by coral or by the developers who are the ones who have pushed back titles? We are the first stage of this new estate. I will be posting more about our choices and upgrades in the coming days Hi Rhani89, Congrats on ur new build and welcome to the forum. We also locked in for May specials. We were told that the fixed price and specials will be gone if we dont pay $1000 or we can revise as it is that time based on their revision price. When is your land getting registered/settled? They were saying September, but thats passed so now theyre saying November, but the builders havent even been granted access yet so im guessing it will be december or even into 2019. We locked in May specials and have to pay the $1000 per month, i think we are up to 3x months worth now, which still means we are better off money wise, as the base price has gone up heaps and the specials arent as good. It's coming up to 2.5 weeks today for us. We added all of our colour upgrades in the contract so we get a more accurate quote before colours. This way we wont be left to guess prices of things and perhaps have to change things, pushing the time back. We are just waiting for our new tender to come back and if we are happy we will go 'express to contract' meaning we can start all of our colour, tile and electrical appointments. This window faces the ocean, and we love the look of the picture window, we can always add aircon We are deleting that weird recess protrusion in the opening hallway on the back of the powder room wall. We just want a blank wall We are adding wind out full length glass windows to the 3x windows in the front bedroom and the 2x living room windows We are deleting the slabs to the portico and the outdoor living and doing eko decking In the kitchen we will add on a waterfall ceasor to the front end only In the powder room we are going to ask for a laminate bench to be made around the vanity to allow for wash soaps etc Our clothesline will go on the wall of the walk in robe as you exit the laundry Coral are going to add in a walk in robe kit with drawers and pigeon holes and hanging space UPGRADES - upgraded to silver carpet with thick underlay -added on wash and wear paint -upgrading to off white mortar for the brick work -melamine shelving to pantry and linens -upgrade to osprey ceasorstone -add in pot drawers -tile up behind the rangehood -frameless shower screens -ceasor stone in kitchen and bathrooms -ceiling tiles to bathrooms -upgrade to rain shower heads -add in drawers to bathroom vanity -upgrade the toilets -add in shower nieches I will upload some pictures of colours we are thinking now. Is this to get official drawings? and then if we are happy with it do we sign the contract? How long are we looking at to get the drawings back? And can we make changes once the drawings are back? You then check the plans and make sure they are what you requested and fix any mistakes. You also have the option of making changes, however, they may charge you a variation fee if you structurally change the plans. We had to fix 3 little mistakes at tender - external tap in wrong place, laundry door showed sliding in wrong direction and media room sliding door needed moving over. We didn't have to pay a variation fee as they were all requests that we had done before tender. It then took 2 more weeks to get the plans back again, but they were perfect. With the couple of corrections, we finalised everything on 27 January 2018. That was the only delay in the whole process.
